We move away from the idea of the sterile office. Our commercial designs integrate green terraces, kinetic facades, and flexible communal zones to build workplaces rooted in nature and productivity.

In projects like the MSR Tower, we do not just allocate square footage for desks; we engineer the building envelope to respond to the sun. The kinetic facade is not just an aesthetic choice; it is a climate-responsive system that allows you to control natural light, keeping the interior cool without relying solely on HVAC. This is how we bring the garden city spirit indoors, turning a standard office into a place that breathes.
Designing for the Modern Office
Architecture for the workplace has changed. It is no longer just about optimizing desk counts or maximizing leasable area. We believe that an office building should be a productive, living environment that respects both the user and the surrounding urban context. Our process begins by questioning the standard, sterile office block.
The Kinetic Envelope
One of the defining features of our commercial work is the use of dynamic facades. By implementing vertical, movable metal panels, we create an exterior that adapts to the movement of the sun throughout the day. This provides significant passive cooling benefits. It allows occupants to adjust light levels manually, creating a comfortable work environment that minimizes heat gain and reduces energy dependency. This technology bridges the gap between industrial efficiency and user comfort.
Integrating the 'In-Between'
We prioritize those spaces that are often undervalued in commercial architecture: the lobbies, the transition corridors, and the shared terraces. We design these pockets to facilitate casual interaction. Whether it is an amphitheater for town halls or a food court integrated with green balconies, these zones are where community actually forms. In a dense city like Bengaluru, these 'in-between' spaces act as critical relief valves, offering employees a place to step away, reconnect, and recharge.
Sustainability Through Logic
Our approach to commercial masterplanning is rooted in environmental design. We analyze wind direction and sun paths to orient blocks for optimal ventilation. By weaving nature into the plan—through green roofs, bio-ponds, and vertical gardens—we ensure the architecture works with nature rather than fighting against it. The result is a workplace that is flexible, environmentally conscious, and designed to support the people who inhabit it every day.
