Commercial & Institutional Spaces: Blending Function with Nature
We believe office and retail environments should be as alive as the parks around them. Our approach integrates nature directly into the building skin, creating productive workspaces that breathe.

The Tech 37 building seen from the street in Bengaluru. The design stands out in the urban environment, showcasing how a commercial office can become a landmark of ecological architecture.
A wider view of the Tech 37 building, showing its relationship with the surrounding streetscape. The green facade offers a stark, refreshing contrast to the typical urban environment.
The wild has truly taken over the facade of this tech office. This is the result of a design that plans for nature to become a primary architectural material over time.
Another angle of the verdant facade, showing the density of the foliage. This green layer helps regulate the building's temperature and improves local air quality.
The cascading plants create a dynamic, ever-changing texture on the building's exterior. It’s a living element that responds to weather and seasons.
A side view of the Tech 37 building, highlighting how the green curtain drapes over the structure. This demonstrates a fusion of landscape and industrial design.
The exterior of a recently completed art gallery and marketing office. The stark concrete wall contrasts with the soft, grassy landscape, while shadows from a nearby tree create dynamic patterns throughout the day.
The entrance to the Cummins Gallery features clean lines and a circular cutout, framing the view beyond. The design uses minimalist forms to create an inviting and artful experience from the moment you arrive.
Inside the marketing office, this conference room is designed for focus and clarity. A long window provides natural light and a constant visual connection to the green landscape just outside.
About Commercial & Institutional Spaces: Blending Function with Nature
In our commercial projects, such as the Tech 37 office, we treat the building facade as a living material rather than a static shell. We design metal trellis systems that support native creeper cascades, which act as a natural thermal buffer to lower indoor temperatures and reduce reliance on air conditioning. This approach turns the building into a self-sustaining ecosystem that changes with the seasons.
Designing for the Work Environment
We approach commercial architecture with the same curiosity we apply to public parks. For us, a workspace is not just about floor plates and grid efficiency. It is about creating a rhythm between the indoor environment and the external landscape. Our design process starts with 'reading the grounds' to understand sun paths, wind directions, and the specific ecology of the site.
Our Process for Institutional & Retail Projects
- Site Analysis & Orientation: Before we draft a single wall, we study the wind and sun to ensure the building is energy-efficient by design, not just by technology.
- Green Facades: We integrate landscapes into the building skin. This does more than look good. It creates a microclimate that benefits occupants, improves air quality, and softens the visual impact of large industrial forms.
- Spatial Flow: Whether it is an art gallery or a corporate office, we prioritize open corridors and courtyards that encourage movement and interaction. We want people to step out of their desks and feel a shift in perspective.
Technical Integration
We collaborate closely with structural engineers to achieve column-free spaces and MEP integration. We plan shafts and cutouts for HVAC and electrical systems early in the process so they remain invisible, allowing the architecture and the greenery to take center stage. For us, good design is about making the functional elements fade into the background so the user experience feels seamless and intentional.
Reading Grounds
We are Reading Grounds, a collective that believes nature should lead the way in every structure we build. Our work in commercial and institutional architecture isn't about filling land with concrete. It is about reading the soil and weaving greenery into the very fabric of the building to create spaces that feel alive.
