Community-Centered Housing and Master Planning
We approach residential design by building cohesive communities, not just houses. Our master plans prioritize seamless connections between public spaces and private residences.
A street view of prototypes for a housing master plan in Bangalore. The design uses a consistent palette of concrete and dark tones to create a cohesive neighborhood identity, with individual homes distinguished by subtle variations in form.

The 'OVC' prototypes, showcasing a sculptural and fluid design language. These twin villas explore curved forms and interlocking volumes to create a dynamic architectural statement while maintaining a sense of harmony.
About Community-Centered Housing
When planning community clusters, we prioritize a privacy gradient that shifts from public infrastructure to private villa. By studying sun-path and topography at the outset, we ensure that every unit in a high-density layout retains its own light-filled living area and outdoor terrace, rather than feeling boxed in by neighbours.
The Logic of Residential Master Planning
For us, housing is not merely about the construction of individual units. It is an exercise in urbanism. We view a master plan as a set of rules that defines how people interact with their environment. Our process begins with context analysis—studying site orientation, wind flow, and local topography to create a development that feels native to its location rather than imposed upon it.
Our Technical Approach
- Plotting Efficiency: We maximize saleable area while protecting individual privacy. We achieve this by planning circulation networks that separate vehicular traffic from pedestrian paths and community zones.
- Architectural Prototypes: We develop distinct villa typologies to provide variety within a cohesive visual framework. Whether using exposed concrete or glass-heavy facades, the material palette remains consistent to establish a unified neighborhood identity.
- Infrastructure Integration: Our planning covers the entire site. From road hierarchy and service lanes to the placement of parks and community interaction spots, every element is designed to support the density of the project without losing the human scale.
Designing for Bangalore
Working within Bengaluru’s dense cityscape requires a specific sensitivity to light and ventilation. Our designs often feature double-height glass walls and rooftop green spaces, allowing residents to enjoy private outdoor areas even in multi-storey configurations. By addressing these practical requirements during the conceptual phase, we produce layouts that remain flexible for future needs while maintaining high standards of occupant comfort.
