We move past repetitive grids to create neighborhoods that prioritize daily life. Our master planning integrates green spaces, pedestrian-friendly streets, and diverse housing typologies to build communities that feel connected, not just constructed.

An expansive aerial view of the AIPL Dream City NXT master plan in Amritsar. The layout is intentionally porous, with large green fields and sports areas acting as community anchors and providing ample open space for residents.

This simple diagram illustrates our fundamental shift away from repetitive housing layouts. Instead of identical buildings in a row, we create diversity in cluster layouts to give each villa and neighborhood a unique identity.

At Utopia in Chennai, we dedicated nearly half the site to open spaces. This view highlights the shared courtyards, which feature landscaped seating areas and pedestrian pathways that encourage residents to connect with their neighbors.

This video presents our conceptual designs for the Versalia community in Gurugram. We envisioned distinct zones for different activities, including a sports area, a tranquil yoga garden, and a kids' play zone, to create a balanced and active lifestyle.

About Designing Livable Townships

Designing a township is not about fitting as many units as possible onto a site. It is about how water drains, where the sun hits at noon, and where kids will play. When we plan a site, we prioritize the spaces between buildings—the streets, parks, and pathways—because that is where the community actually forms. We look at topography and climate first to ensure your development is naturally cooled and financially viable before the first brick is laid.
