About High-Density & Mixed-Use Urbanism
Maximizing saleable area in dense urban contexts requires precise volumetric analysis. We prioritize FAR optimization within mandatory setbacks, ensuring that structural grid planning and basement efficiency contribute directly to project feasibility.
Our approach to high-density and mixed-use urbanism focuses on balancing structural logic with liveability. In Bangalore's dense cityscape, we address the complexities of vertical growth through rigorous grid planning and careful climatic orientation. We examine the light-plane rules and site setbacks early, treating these constraints as design drivers rather than obstacles.
Vertical circulation is central to our process. We strategically place lift cores and fire stairs to manage peak traffic without encroaching on floor plate efficiency. This careful arrangement allows us to introduce amenities like rooftop pools and business centers that provide value to every unit in the tower.
We also focus on the podium level. The transition from public streetscape to private residential zones requires intentional design. By organizing vehicular circulation, service lanes, and pedestrian walkways, we create a clear hierarchy that ensures residents feel connected to the city while enjoying the privacy of their vertical homes.
Our technical process includes:
- Volumetric Analysis: Maximizing Floor Area Ratio (FAR) while complying with local building bylaws.
- Facade Engineering: Utilizing modern glazing and louvers to define the visual identity while reducing heat gain.
- MEP Integration: Routing ducts and shafts early to ensure clean interior ceiling heights.
- Phasing Strategy: Planning for staged construction where applicable.
Through this methodology, we translate complex urban requirements into built environments that carry both attitude and substance.
