Residential Master Planning & Urban Guidelines
Strategic Layout & Zoning
- Site Context Analysis: Study of topography, vegetation, and climatic conditions including wind and sun path for optimal plot orientation.
- Circulation Planning: Design of road hierarchy distinguishing driveways from pedestrian paths to control traffic speed.
- Plotting Division: Subdivision of land into saleable units (e.g., 30x50, 40x60) adhering to local FSI and setback norms.
Urban Design Guidelines
- Street Elevation Design: Detailed drawings of the street view including height restrictions, facade rhythm, and volume control.
- Material Palette Specification: Mandatory list of materials for future construction (e.g., exposed wire-cut brick, terracotta roof tiles) to ensure a cohesive aesthetic.
- Dwelling Unit Typologies: Conceptual footprints and massing diagrams indicating courtyard locations and balcony projections.
Landscape & Common Elements
- Streetscape Details: Design of compound walls, numbering signage, pavement patterns, and street lighting concepts.
- Pocket Park Concepts: Zoning and conceptual sketches for green pockets within the layout.
Presentation
- Master Plan Booklet: A comprehensive PDF guide compiling all zoning and design guidelines.
- 3D Visualizations: 3 to 4 high-quality atmospheric renders showing the intended community look and feel.

- Circulation Design: Network of covered walkways, connectors, and ramps linking open and closed spaces.
- Climate Responsive Siting: Orientation of buildings to maximize natural ventilation and utilize borrowed landscapes for views.
Design Development Tools
- Physical Scale Models: Creation of detailed wood or cardboard models with removable roofs to study volume and shadow patterns.
- Conceptual Sketches: Hand-drawn diagrams explaining design narratives and canopy concepts.
Open Space Integration
- Courtyard Configuration: Planning of internal entry courts and water courts to act as social hubs.
- Transitional Spaces: Design of deep overhangs and verandahs that blur the boundary between built forms and the outdoors.

About Master Planning & Site Design
We approach master planning as a way to make places feel alive, not just organised. It’s about how buildings, open spaces, and people all fit together - like they’re having a conversation with each other and with nature.
How We Shape Spaces
- We don’t simply plot buildings and roads. We pay attention to every bit: from the way streets look as you walk down them, to how your balcony catches a breeze, to how a small street-corner feels at sunset.
- For residential and plotted layouts, we use natural materials - think clay, brick, wood - and a consistent style to give the whole neighborhood a sense of belonging.
- Homes aren’t just boxes; we like to add central courts or balconies so you feel the outside is always close, not just through a window.
Campuses & Complexes
- Big sites like schools or offices? We break them down into smaller pods or clusters, so you get that “small village” feel, not a soulless block.
- We play with volumes, shadows, and paths - sometimes using real physical models to get a real feel for how spaces work together.
- Our projects always try to foster organic interaction - not forced, just natural.
Heart of the Community
- We design shared spaces that actually invite you in - clubhouses flowing into parks, verandahs (deep covered porches) and jagalis (raised platforms) for you to lounge and chat.
- Pavilions and open areas are part of the landscape, not plonked on top of it.
- We love using ideas like “Komorebi” - that special dappled light under trees - to make these places feel magical.
What Drives Us
- Always blurring lines between indoors and outdoors
- The play of light and shadow makes spaces come alive
- Honest materials - wood, stone, terracotta - that feel good to touch
- Borrowing views from nature around to make spaces feel bigger and more connected
Contextual site planning and community-centered design are at the core of what we do, and we never lose sight of how integrated landscape architecture can make all the difference.

My Story
We’re Studio Motley. Architecture for us isn’t just walls and roofs, it’s about stitching together stories. We love mixing old-school Indian crafts with modern touches - like Channapatna wood or a Thangka panel. Every project, we chat a lot with clients and our craftsmen, working out the little details. For us, a home’s got to have soul, not just look pretty.
My Work
Architecture, Urban Design & Interiors - We handle everything - from ground-up buildings to tiny details inside. Custom Channapatna furniture? We’re in.
Design Philosophy - Spaces should talk. We balance light, shade, openness, and solid bits, so rooms feel grounded but not boxed in.
Natural Materials & Craft - We’re big on teak, terrazzo laid insitu, rattan interiors, and stone. Local artists help us create unique stuff.
Inside-Out Living - Nature’s always part of the plan. We like verandahs, jagalis, and borrowed landscape design, keeping outdoors close.
