Industrial & Corporate Campus Planning
Site Diagnostics & Logistics
- Terrain Analysis: Detailed slope and gradient study to minimize cut-and-fill costs for tapered sites.
- Logistics Planning: Segregated routing for heavy goods vehicles (raw material/finished goods) vs. employee traffic.
- By-Law Check: Preliminary verification of setbacks, ground coverage, and height restrictions based on local norms.
Zoning & Design Strategy
- Functional Blocking: Strategic placement of production blocks, utility areas, and admin units for workflow efficiency.
- Physical Connectors: Planning of bridges or walkways between admin and production zones.
- Green Integration: Incorporation of landscape pockets and "pause points" between concrete structures.
Deliverables
- Master Site Plan (2D): Hard-line CAD drawing showing building footprints, roads, parking, and green zones.
- 3D Massing: White massing renders to visualize volume and scale, plus high-res bird's eye views.
- Area Statement: Detailed breakdown of built-up area vs. open space vs. road networks.
Institutional & Public Infrastructure Planning
Context & Flow Analysis

About Master Planning
What Master Planning Means to Us
I don't see master planning as just putting buildings on a plot. For me, it's about making a world that actually fits - with its own vibe and rules. Whether it's a factory, a college, or a big office campus, everything starts with one strong idea. That idea should show up in every walkway, every corner, every open patch.
How I Go About It
- Context matters. I spend time figuring out what makes the site tick - the land shape, the history, what’s around. I don’t force the land to fit my plan, I work with it.
- Nature and buildings mix, not fight. I add green spots, courtyards, and places to just stop and breathe. It shouldn’t feel like a concrete desert.
- Campus connectivity strategies are huge. I set things up so you actually want to walk around - bridges, paths, and open links so the whole campus feels like one piece.
- Function leads. If it's an office or a training center, it will work well. But it’s also gotta be part of something bigger and more inspiring.
What This Looks Like
- On the Ajax Engineering campus, I used the land’s natural shape for a layout that doesn’t waste space. Production, offices, and training - all linked up with green and bridges.
- For public spots like the Hangzhou Arena, I made sure the design dealt with both the busy city and the quiet hills. Functional site circulation shaped the roof and the whole flow.
What You Get
You end up with a place that feels right, works well, and belongs - not just now, but as things change. I plan for buildings and nature to grow together. That’s how I do master planning.

My Story
We’re Funktion Design, Bangalore folks who like to mess around with ideas, not just buildings. Our own studio’s got floating galleries and chunky concrete bits – all open, all about letting thoughts bounce. We’re big on keeping things real: concrete as it is, steel that looks like steel, wood that feels like home. Sometimes we’ll take a courtyard house (totti mane) and twist it for city life. Awards are nice, but it’s the daily play with space that keeps us hooked. And ya, we don’t mind a good laugh when work’s done.
My Work
All-round Design Studio - We do architecture, interior design, urban design, furniture, and master planning for big campuses.
True-to-Material Approach - Raw concrete architecture, steel, wood – we let the materials speak, nothing fake or hidden.
Rooted in Context - Modern, yes, but we love reinventing old-school stuff like contemporary courtyard house design for today’s cities.
Spaces that Breathe - Nature-integrated workspace, lots of light, open air, and views – we want places to feel alive.
From Homes to Campuses - Big or small, home or factory, we dig unique design problems and love a good challenge.
