Our Transit-Oriented Development framework prioritizes functional density by aligning residential, retail, and commercial spaces with public transport nodes. We look beyond basic zoning to create walkable environments, focusing on volumetric studies and traffic simulations that ensure long-term site viability and enhanced economic returns for developers.

Technical Framework for TOD

At Green Space Alliance, we view Transit-Oriented Development (TOD) as an exercise in optimizing land use and infrastructure. Our process begins with GIS-based site analysis to understand topography, slopes, and existing vegetation, ensuring our master plans respect natural features while maximizing density.

  • Massing & Circulation: We conduct volumetric studies to maximize FSI (Floor Space Index) and visual dominance while planning traffic flow, drop-offs, and parking ramps to prevent bottlenecks.
  • Integration & Walkability: Our designs create seamless connections between transit hubs and mixed-use zones. We prioritize pedestrian connectivity, as seen in projects like Metro 78 and the Calder Neighbourhood Renewal, where we implemented enhanced bike networks and sidewalk infrastructure.
  • Economic & Environmental Resilience: TOD projects must be financially sustainable. We integrate residential units with commercial spaces to ensure consistent foot traffic, which attracts retail and service sectors. Simultaneously, we push for green infrastructure like rain gardens and bioswales to manage stormwater and improve thermal comfort.
