Visionary Urban Concepts for Detroit Waterfront
A conceptual master plan for a mixed-use development, emphasizing vertical connectivity and climate-responsive public spaces.
This is the sectional elevation of my collaborative pitch for the Detroit Waterfront Development. The design features three towers for residential, hotel, and office use, connected by a multi-level podium with public plazas, retail, and a winter garden.
The ground floor plan shows a public-centric design with retail shops, cafes, and an art gallery arranged around a central green courtyard. The circular layout is designed to be open and inviting, encouraging pedestrian flow from the surrounding city into the complex.
These axonometric floor plans illustrate the vertical organization of the complex. From the ground floor public access to the concourse level restaurants and the typical floor plans of the towers, the design emphasizes connectivity and mixed-use functionality.

This competition entry represents how we approach large-scale, mixed-use development: by prioritizing public access and vertical connectivity. While the site is in Detroit, the core design principles, using a circular layout to invite pedestrian flow and centralizing green space, are exactly how we structure our campus master plans in Bengaluru.
Rethinking the Detroit Waterfront
The 'Crown Jewel of Detroit' was a collaborative competition pitch where we explored the intersection of high-density living and open urban space. Our primary challenge was to avoid the sterile, segregated feeling of many waterfront developments. Instead, we proposed a circular, public-centric ground plan that encourages pedestrian flow from the surrounding city directly into the heart of the site.
Vertical and Horizontal Integration
The design features three distinct towers, housing residential, hotel, and office spaces, all connected by a multi-level podium. This allows us to layer functionality, placing retail, dining, and art galleries at the ground level to keep the area active throughout the day. By utilizing vertical stratification, we ensured that the public experience at the plaza level is separated from the private operations of the towers, yet visually connected through an open atrium.
From Concepts to Local Implementation
While the scale of this Detroit project is vast, the techniques we developed here are central to our work in Bengaluru. We bring the same rigor of site analysis to local projects, whether we are master planning a 22-acre meditation center or designing a climate-responsive home. Our focus is always on:
- Climate-Responsive Orientation: Aligning footprints to capitalize on sun and wind paths.
- Ecological Infrastructure: Integrating water management systems like bioswales and infiltration trenches, even in dense urban layouts.
- Mixed-Use Viability: Creating zones that serve different functions at different times, maximizing the utility of every square foot.
We don't just design for the site boundary. We design for the ecosystem it inhabits, ensuring that the architecture contributes to the city rather than merely occupying it.
