Dynamic Mixed-Use and Retail Architecture
We design complex, multi-functional developments that integrate retail, hospitality, and public space into the urban fabric.
A rendering of the central plaza at Inorbit Vizag, showing a multi-level retail and leisure space with organic architectural forms and integrated greenery. The design creates a shared public ground that connects different programs and encourages community interaction.
A wide-angle render of the Inorbit Vizag campus, highlighting the stepped terraces and landscaped walkways that navigate the site's natural gradients. The design works with the terrain rather than flattening it, creating an intuitive flow.
An aerial view of the Inorbit Vizag masterplan, showing how the building forms curve around open courtyards and green spaces. This layout organizes movement, light, and ventilation across the large campus.
A construction photo from the Inorbit Vizag site, where the building's form curves to accommodate an existing tree. This demonstrates our principle of letting the site lead the design and preserving natural assets.
A wide shot of the Inorbit Vizag construction site, showing the scale of the concrete structure and the surrounding landscape. This project is a collaboration with Benoy Design, set between the hill, sea, and city.
A collage of two renderings of the KGA Mixed-Use Development in Kerala. The design features a clean, modern aesthetic with an activated podium level for retail and a hotel tower above, redefining urban engagement in Changanassery.
A street-level view of the KGA development's public plaza with fountains, creating an inviting space for the community. The design includes vernacular 'Ola Kuda' umbrella shelters to activate the streetscape with a cultural connection.
About this collection
Designing large-scale mixed-use hubs requires balancing distinct operational needs—retail footfall, hotel privacy, and public utility. Our process focuses on creating a seamless shared ground where these functions intersect without conflict, ensuring that the architecture works as hard for the pedestrian as it does for the commercial operator.
Our approach to mixed-use and retail architecture is strictly site-responsive and pedestrian-centric. We move beyond simple zoning to create active streetscapes that engage with the city. For instance, at the Inorbit Vizag project, we addressed site gradients and existing trees by creating a 'spine' of open courtyards that organizes light and ventilation, preserving the land rather than leveling it.
In Changanassery, our work for the KGA Group demonstrates how to integrate high-density commercial needs with cultural context. By incorporating vernacular 'Ola Kuda' umbrella shelters in the public plaza, we grounded the development within the local community while accommodating modern retail and hotel functions. Similarly, at The V Park in Hyderabad, we utilized an inside-outside transition concept, extending the landscaped outdoors into the building lobby to create a fluid, usable environment for the IT community.
Every project is guided by our Design Sustainability Matrix. We prioritize water neutrality, passive cooling, and energy efficiency to ensure these developments are not just commercially viable, but also resilient and future-ready. Whether adapting an old power plant for civic use or planning a new campus from the ground up, we build for people, place, and long-term performance.
