Contemporary Adaptive Reuse: Giving New Life to Existing Structures
We approach adaptive reuse as a dialogue between eras. We focus on transforming aging apartments and restrictive urban plots into functional, modern spaces through thoughtful spatial manipulation and material integration.

About Contemporary Adaptive Reuse
Working with an existing structure requires a different mindset than building from scratch. We do not look at walls as barriers to be demolished, but as a fixed spatial matrix to be navigated. In our adaptive reuse projects, we focus on identifying the core structural limits and then finding ways to introduce light, modern circulation, and fresh social functions without compromising the integrity of the original shell. This is a technical process that involves precise analysis before we ever pick up a sledgehammer.
Our Approach to Adaptive Reuse
When we take on an adaptive reuse project, we look for what the building is trying to say. Whether it is a 1960s apartment or a colonial-era structure, the goal is not to erase history, but to negotiate a new life for the building.
The Spatial Matrix
Adaptive reuse is essentially an exercise in constraint management. In our CoLive project, we had to work within the rigid geometry of a load-bearing structure. Instead of forcing an open-plan layout that the building could not support, we used bold color blocking and graphic flooring to define zones. This creates distinct social and private areas within a restrictive footprint, proving that you do not need to tear down walls to change how a room feels.
Light and Ventilation
Older urban buildings often suffer from poor light. In our 'Boxed In House' project, we addressed the narrow, dense site conditions by creating an internal courtyard. This allowed us to introduce natural light and ventilation into the core of the home, transforming the way inhabitants interact with the space. We often use steel and glass insertions to bring these modern comforts into older frames, creating a visual distinction between the old fabric and the new intervention.
Structural Feasibility
Every project begins with a deep dive into the building's bones. We conduct structural feasibility studies to understand load-bearing capacities before proposing any interventions. Our process often involves:
- Measured Drawings: Establishing the baseline of your current structure.
- Strategic Demolition: Removing only what is necessary to improve flow.
- Material Integration: Using steel, glass, and industrial finishes to complement the existing masonry or teak elements.
We believe in leaving a place better than we found it, respecting the original soul while ensuring the building serves its new purpose effectively.
