Adaptive Reuse Architecture: Transforming Heritage Spaces
We peeled back the layers of a century-old South Mumbai building to reveal its bones. Discover the story of 'The Loft,' our own studio where history meets modern functionality.

Our design process for The Loft started with simple sketches. We focused on respecting the original character, creating flexible and multi-functional zones, and ensuring transparency throughout the space to encourage a collaborative studio culture.

The Loft was designed for flexibility. These diagrams show how a single area can be repurposed for different functions: as a gallery for exhibitions, a hall for seminars and lectures, or a collaborative area for workshops.

About Adaptive Reuse: The Story of The Loft
Adaptive reuse is a process of subtraction, not just addition. When we moved into this Victorian-era building, we peeled back decades of plaster and false ceilings to find the original brickwork hidden underneath. This approach defines how we handle all our work—we search for the existing potential of a structure and expose it, rather than covering it up with superficial finishes. If you are looking to renovate an old property, we start by understanding what the walls are already trying to say.
People often ask why we chose a century-old building for our studio. It was not about the status of a heritage address in South Mumbai. It was about the challenge. When you walk into a space that has seen a hundred years of weather and life, you have to listen to what the structure is telling you.
Our design process for The Loft was a study in patience. We had to work with the existing arched windows, the load-bearing walls, and the raw brick. Our team treated every corner as a collaboration with the past. We inserted a modern mezzanine and open-plan workstations, but we ensured these new elements remained distinct, allowing the original Victorian shell to breathe.
We believe a building should not be static. In The Loft, we used sliding partitions and flexible layouts to ensure the space could transform from a quiet studio into an exhibition gallery or a seminar hall within an hour. This is the core of our practice. Whether it is a heritage apartment or a dated commercial property, we do not believe in erasing history. We believe in layering your needs on top of it. By focusing on raw materials like exposed concrete, river-washed Kota stone, and salvaged wood, we create environments that feel grounded and real.
