This is a walkthrough of our design for "THE BOUGAINVILLEA," a boutique commercial building on the Noida-Greater Noida expressway. The video showcases the integration of ground-floor retail with upper-level offices and the vibrant public plazas we designed.

About Large-Scale & Mixed-Use Developments
When approaching a large-scale project, the most critical step is the initial feasibility study. My process begins with a deep dive into local zoning bylaws and site orientation to maximize your Floor Area Ratio (FAR) while ensuring that your commercial spaces benefit from natural self-shading. I do not just draft floor plates; I analyze the building's core design to ensure that MEP provisioning, vertical circulation, and parking efficiency are locked in before the first structural beam is placed.
Architecture with Purpose
For me, a large-scale development is more than just square footage. It is an urban ecosystem. Whether we are planning a mixed-use tower in Noida or a commercial hub, the goal is to break the mould of the typical glass-clad, energy-inefficient buildings. I focus on creating structures that breathe, utilizing solar passive architecture and climate-responsive skins to minimize operational costs for the lifetime of the asset.
Our Planning Framework
- Strategic Massing: We study the sun path and wind direction of your specific plot to orient building blocks for self-shading. This reduces HVAC loads significantly before you even open for business.
- Integrated Design: We plan for the interplay between retail, hospitality, and office zones early. By integrating signage and structural grids at the master planning stage, we prevent costly revisions during the construction phase.
- Technical Documentation: Beyond conceptual renders, we provide submission-ready drawings that adhere to local bylaws, ensuring your project passes regulatory checks without hurdles. Our IFC (Issued for Construction) sets are detailed to the level of MEP ducting and joinery specifications.
The 'Alankar' Standard
I believe in infusing life into structures. While we maximize rentable area and parking efficiency, we also focus on the 'Alankar'—the poetry in the building. This might manifest as vertical louvers that create dynamic shadow patterns throughout the day, or green terraces that provide a respite for office occupants. We combine hard engineering with sensitive design, ensuring your investment stands out in the NCR skyline not just for its height, but for its quality of space.
