About Mixed-Use & Institutional Design
Our approach to mixed-use developments goes beyond stacking programs. We prioritize permeability, using architectural spines like open atriums and public plazas to anchor diverse functions like retail, hospitality, and education. By treating these spaces as shared community ground rather than enclosed zones, we create buildings that are functionally resilient and socially engaging.
Our work in mixed-use and institutional design is defined by the unique relationship between the site, the climate, and the public. We rarely view these buildings as standalone blocks, as we treat them instead as urban infrastructure that must actively contribute to the city.
In our mixed-use developments, such as the Inorbit project in Vizag, we replace standard corridors with high-performance public spines. By analyzing the site’s natural gradients and vegetation, we integrate open atriums and terraced walkways that facilitate natural light and ventilation, effectively turning the building into a breathing ecosystem. This climate-responsive approach extends to our cultural integration, as seen in our KGA development in Kerala. Here, we incorporated vernacular elements like 'Ola Kuda' inspired shading to shade public plazas, ensuring the building remains comfortable while providing a recognisable cultural identity for the community.
For institutional projects, particularly in sensitive topographies like Sikkim, our master planning focuses on structural resilience and long-term utility. We align the architectural form with the local terrain, utilizing modular and earthquake-resilient strategies that respect the mountainside rather than fighting it.
Whether managing complex stakeholder requirements in a commercial hub or designing for academic environments, our process remains consistent: identify the core human need, map the site’s constraints, and design a physical response that is both sustainable and operationally efficient.
