We design integrated spaces where retail, work, and residential life coexist. Based in Noida, our practice focuses on solar-passive techniques and functional urban planning for mixed-use developments across NCR.

About Mixed-Use Urban Environments
Designing mixed-use developments is a careful balancing act. We prioritize segregating vehicular traffic from pedestrian areas while ensuring that retail storefronts maintain high visibility and easy access. This architectural rhythm allows office blocks and residential wings to function independently without sacrificing the overall energy of the site.
Our Approach to Mixed-Use Planning
For us, a mixed-use development is more than just stacking functions. It is about creating a dialogue between the street, the user, and the building. Whether we are planning a large-scale project like our 2.1 million square foot development in Patna or a boutique commercial building such as The Bougainvillea in Noida, the core principle remains consistent. We aim to design buildings that serve as vibrant urban catalysts rather than static concrete blocks.
Integrating Sustainability and Form
We apply our 'Alankar' philosophy to the facade design. Facades are not merely aesthetic; they are the first line of defense against the climate. In our mixed-use designs, we implement:
- Solar Passive Engineering: We orient buildings to minimize heat gain while maximizing natural daylight for office and retail floors.
- Climate-Responsive Facades: We use deep recesses, vertical louvers, and Jali patterns to provide natural shading and privacy for residential units.
- Traffic Management: A key focus is the separation of high-speed vehicular drop-off points from pedestrian-heavy plazas to ensure safety and comfort.
Project Spotlight: The Bougainvillea
Located along the Noida-Greater Noida Expressway, The Bougainvillea exemplifies our approach. We designed the lower levels to host active retail and outdoor seating, creating a permeable ground plane that encourages community interaction. The upper office floors benefit from an efficient facade that reduces energy consumption, proving that high-density commercial space can be both profitable and environmentally conscious.
