About this collection

In this Sohna project, we addressed a common commercial challenge: low occupancy on upper floors. By integrating a residential clubhouse, infinity pool, and sky deck directly into the commercial block, we transformed underutilized square footage into a premium destination. This shift not only created a new lifestyle amenity for the neighborhood but significantly improved the building's overall financial viability and daily footfall.

Commercial architecture is often treated as a static box, but we see it as a dynamic ecosystem. Our approach to strategic commercial development centers on ensuring every square foot serves a purpose, whether it is driving retail sales or enhancing tenant retention in mixed-use properties.

The Problem with Traditional Commercial Layouts

Many commercial developments in high-growth areas like Gurgaon suffer from the 'top-floor trap.' Ground floors are often active, but upper levels remain vacant due to poor accessibility or lack of compelling use cases. This reduces the return on investment and creates dead space that drags down the entire development's appeal.

Our Solution: Strategic Use-Mix

We believe in challenging the standard zoning models. By introducing community-centric facilities like clubhouses, rooftop gardens, or co-working zones into commercial footprints, we create a reason for people to occupy the upper levels.
