Baia Villas: Master Planning for Community-Centric Living

In Mandrem, we reimagined the villa experience by prioritizing pedestrian connection and communal warmth. This master plan turns six individual homes into a singular, cohesive streetscape that respects the local Goan spirit.

A comprehensive tour of Baia Villas, where I explain my design philosophy for this unique community. From the pedestrian-focused master plan to the courtyard typology and the use of color, every element was designed to create an immersive vacation experience that captures the essence of Mandrem.

The U-shaped courtyard is the heart of each villa at Baia, embodying the communal spirit of Mandrem. This design element connects different areas of the home, creating a central, open space that fosters interaction while blending the city’s cultural history with a forward-thinking vision.

Strolling through the streetscapes of Baia immerses one in a lifestyle of slow living. The scale of the pedestrian alleys, the double-height fins that curve overhead, and the cozy corners all contribute to a sense of mindful design that embraces the community-driven Portuguese heritage of Goa.

Completed in 14 months, Baia Mandrem is a colorful gated community of six villas designed to augment the edgy Mandrem vibe. The facade features a two-tone texture of orange and pink to express happiness, complemented by fluted details and arched windows that define its character.

As featured in designboom, the Baia Villas project is a homage to Goa’s rich Portuguese heritage, reimagined for today. The six U-shaped villas are organized around serene pool courtyards, creating a space that embraces luxury, relaxation, and calm.

About this collection

We intentionally kept vehicles out of the internal zones to prioritize a pedestrian-first layout. By using a U-shaped courtyard typology for each villa, we created a central axis that encourages residents to walk, meet, and experience the streetscape as a seamless extension of their own homes rather than isolated properties.

Designing a community in a location like Mandrem requires more than just massing buildings on a site map. Our approach for Baia Villas was rooted in 'susegad'—the Goan philosophy of slow, meaningful living. We wanted to move away from the trend of gated villas that shut out their neighbors and instead create a layout that invites the street inside.

The Master Plan Logic

To achieve this, we utilized a central axis that connects all six villas. This symmetry creates a shared visual language, while the U-shaped typology ensures that every villa has a private courtyard. These courtyards act as the heart of the home, bridging indoor and outdoor spaces and capturing the tropical light. We avoided standard boundary walls where possible, opting for landscape-based separation that maintains privacy while fostering a sense of openness.

Architectural Context

We drew heavily from Goan-Portuguese heritage, but interpreted it through a modern lens. The use of bold, two-tone textures—specifically the pink and orange facade—serves a dual purpose. It reflects the vibrant character of the neighborhood and provides a cohesive identity for the community. The curved vertical fins and arched windows are not merely decorative; they serve to modulate the intense sun, creating shifting patterns of shade that animate the streetscapes throughout the day.

Sustainable Community Design

Sustainability in this project was not about adding solar panels but about fundamental design decisions. The pedestrian-only layout reduces the heat island effect caused by paved driveways, allowing more room for vegetation and natural cooling. By orienting the villas to maximize cross-ventilation and using locally resonant material palettes, we ensured the community remains comfortable without over-reliance on artificial cooling. This project demonstrates that high-density residential community design can be intimate, breathable, and deeply connected to its environment.
