Our Kolgaon masterplan redefines coastal living in Alibaug, replacing standard suburban sprawl with a modular, three-dimensional patchwork of homes and shared green spaces designed for connection.

This street view of the Kolgaon masterplan illustrates our vision for a pedestrian-friendly community. By minimizing the ground footprint of the homes, we created expansive green areas and social pathways that encourage walking, cycling, and spontaneous interaction between neighbors.

A view into one of the pedestrian-only green lanes within the Kolgaon project. We used a mix of brick and plaster finishes to create visual diversity among the townhouses, avoiding the monotony of typical suburban developments and giving each cluster its own identity.

The communal courtyards are the soul of the Kolgaon masterplan. Here, a central water feature and integrated seating are surrounded by lush planting and brick townhouses with vertical gardens, creating a serene and social space for residents to gather.

The clubhouse terrace offers an elevated perspective of the community and surrounding greenery. The use of perforated brick screens and extensive glazing creates a light-filled space for dining and socializing that remains connected to the outdoors.

This conceptual diagram shows the programmatic stacking of the Kolgaon clubhouse. We organized functions vertically, from parking and social areas on the ground floor to playing and chilling zones on the upper levels, creating a dynamic, multi-functional hub.

This diagram details the variety of landscape programs integrated throughout the Kolgaon plan. We designed specific zones for diverse activities, including urban farms, picnic areas, sports courts, and sculpture gardens, ensuring the shared spaces are functional and engaging for all age groups.

Our cluster formation strategy for Kolgaon is detailed in this diagram. We started with the single house module and expanded it into clusters around a central courtyard, adding layers of private and public green spaces to build a complex, interconnected neighborhood.

This diagram explains our approach to weaving private and social greens together. We designed a network of pedestrian pathways that connect individual private gardens to larger, shared green spaces, creating a seamless flow of landscape throughout the entire masterplan.

About Project Spotlight: Kolgaon Community

We move away from isolated plot layouts, treating the entire development as a three-dimensional modular patchwork. By combining the vertical density of an urban apartment with the ground-level connection of a rural home, we create a living environment where private gardens are seamlessly stitched into larger communal green corridors.

A New Typology for Coastal Living

In Alibaug, a town increasingly connected to the density of the Mumbai metropolis, our approach to the Kolgaon project was to challenge the standard sprawl of post-war residential developments. We conceived the project as a 'Cross Breed Town House'—a housing typology that merges the vertical efficiency of urban apartments with the ground-level outdoor access of a rural home.

The Modular Patchwork

Central to our masterplan is the concept of a modular grid. Each unit is designed as a cube, which we then stack, rotate, and plugin with 'green' elements—vertical gardens, terraces, and patios—to avoid the monotonous appearance typical of row housing.

We utilize locally sourced brick, not just for structure, but as a textured architectural element. Perforated brick screens and balustrades create a diverse facade language across the clusters while naturally facilitating passive cooling and ventilation.

Community-Centric Planning

We prioritize the space between buildings as much as the buildings themselves. Our strategy focuses on:

  • Clustered Formation: Houses are arranged around central courtyards, creating intimate neighborhood pockets that foster social interaction.
  • Connected Greens: We weave a network of pedestrian pathways that link private gardens to larger shared amenities, including urban farms, sculpture gardens, and water features.
  • Vertical Clubhouse: The central clubhouse is designed as a multi-functional container, vertically stacking programs like co-working zones, dining areas, and play courts to optimize the site footprint.

By treating the masterplan as a landscape-led design, we ensure that every unit maintains its own privacy while remaining fundamentally connected to the communal fabric of the development.
