High-Density Urbanism: Reimagining Mumbai's Skyline

Designing in a dense metropolis like Mumbai requires more than vertical volume. My work focuses on creating buildings that breathe, integrating public plazas and permeable ground floors that turn high-rises into inclusive urban landmarks.

The Evershine House is my vision for a premium office tower on Bandra's iconic Turner Road. The facade reinterprets the timeless architectural language of historic South Bombay, creating a landmark that feels both contemporary and deeply rooted in the city's cultural energy.

The plaza at Evershine House is an "inclusionary" urban layer, designed to be interactive with street life. This approach contrasts with disconnected, exclusionary buildings, allowing the architecture to celebrate Mumbai's vibrant ground condition and elevate the high-street experience.

This diagram illustrates my concept of participatory urbanism for the Turner Road office tower. By extending the sidewalk into a building plaza, the design creates layers of access that anchor the building's identity and foster a more inviting presence within the busy streetscape.

This upcoming project in Bandra aims to bridge the nostalgic, elemental architecture of South Bombay with the modern energy of its neighborhood. The goal is to break the mold of typical high-rise buildings and bring a layer of regal, old-world charm to a contemporary silhouette.

Site analysis is crucial in a high-density context. This video breaks down the challenges of a corner plot with zero setback, where two sides are lost to adjacent buildings. Understanding these constraints is the key to unlocking design solutions that maximize the potential of urban spaces.

The construction of 6 Crystal Walkeshwar is fueled by its incredible views of the Back Bay and Marine Drive skyline. The design is being shaped to reflect the beauty of this iconic Mumbai vista, creating a living space that is in constant dialogue with the city.

About this collection

Most high-density developments in Mumbai are built with zero setbacks, effectively walling themselves off from the street. My approach flips this by extending the sidewalk into the building’s plaza. By treating the ground floor as an extension of the public realm, we create inclusionary spaces that welcome pedestrians rather than pushing them away, even on constrained corner plots in neighborhoods like Bandra.

Designing for a city like Mumbai is a dialogue between constraints and opportunity. When working with high-density verticality, the challenge is often a corner plot with zero setback, where adjacent buildings swallow two sides of the site. I view these constraints not as obstacles, but as the fundamental drivers of the design.

Participatory Urbanism

My concept of participatory urbanism involves designing the threshold between the building and the street. Instead of exclusionary lobbies, we focus on layers of access: the car, the sidewalk, and the building plaza. This turns a private commercial tower into an active participant in the neighborhood's high street. It is about crafting an identity that bridges the nostalgic architectural language of South Bombay with contemporary needs.

Site-Specific Logic

Every project, whether on Turner Road or in Walkeshwar, begins with site analysis. We use BIM tools to map wind flows and solar heat gain, ensuring the building orientation maximizes natural light and ventilation despite the surrounding density. The facade is not just an aesthetic skin but a response to the city’s climate and heritage. By integrating rain gardens, permeable paving, and open plazas, we ensure that new vertical developments contribute positively to the urban fabric rather than simply consuming it. This is how we build for the future of Mumbai—by making spaces that are lived in, not just built up.

I am Jugal Mistri. My work is driven by the belief that a building should be a silent storyteller, deeply connected to its context. I do not just design structures; I craft urban experiences that respect Mumbai's history while embracing its inevitable vertical growth.
