Before you even consider approaching a developer, you must establish a clear, democratically agreed-upon brief that outlines exactly what your society requires for the next fifty years, not just in terms of floor area, but in terms of light, ventilation, and community spaces.
The Lifecycle of Redevelopment
Redevelopment is a multifaceted process that requires careful sequencing. We approach it as a dialogue between the existing built environment and the future needs of the residents.
1. Building Consensus
Everything starts here. A project cannot move forward without alignment. We facilitate workshops where residents define their aspirations. 2. Feasibility & Documentation
Before any plans are drawn, we conduct a thorough audit. We assess the current property documentation, including PR cards, 7/12 extracts, and CTS plans. 3. Appointing a PMC
A Project Management Consultant (PMC) is the bridge between the society and the technical execution. We act as your advocate, managing the feasibility reports, navigating statutory permissions, and ensuring that the developer or contractor adheres to the quality standards agreed upon at the start.
4. Design & Approvals
This is where architecture takes the lead. 5. Construction & Handover
