Eco-Luxury Resort Architecture & Masterplanning (Greenfield)
The IMK 'Scrum' Planning Phase
- Collaborative Workshops: 2-3 day intensive 'sprint' sessions with stakeholders to freeze the design brief and prevent future change-orders.
- Democratic Design Voting: A structured process where clients vote on design priorities to align the vision immediately.
- Feasibility Reports: Detailed site analysis including sun-path, wind-tunnel simulation, and topography mapping.
- Financial Linkage: Assistance with technical documentation required for Banks or NBFCs to secure project funding.
Masterplanning & Architectural Detail
- Terrain-Responsive Layout: Site planning that follows natural contours to avoid flattening the land.
- Prefabrication Consulting: Design specifications for modular or pre-fab structures to reduce construction time in remote areas.
- Material Palettes: Selection of indigenous materials like Basalt stone or Laterite to reduce maintenance lifecycles.
- Climate Engineering: Passive design strategies including overhangs and courtyards to lower HVAC loads.
Visual & Sensory Integration
- Cultural Articulation: Integration of local architectural distinctiveness into modern facades.
- Landscape Blurring: Design of transition spaces like verandahs where the boundary between room and forest is minimized.
- Acoustic Planning: Zoning design to strictly separate high-noise zones from private guest cottages.
Urban Clubhouse & Gymkhana Design
Spatial Choreography & Interiors
- Anchor Elements: Design of sculptural focal points, such as spiral staircases, to create visual drama.
- Flow Management: Circulation planning to manage peak-hour footfall between reception, dining, and sports areas without congestion.
- Durable Luxury Finishes: Specification of heavy-duty materials like Granite and treated timber that withstand heavy usage without looking worn.
- Custom Mosaic & Art: Integration of bespoke mosaic seating or mural walls to add artistic value to functional zones.
Specialized Leisure Engineering
- Pool & Wet Area Design: Technical detailing for swimming pools, including deck integration and drainage slopes.
- Acoustic Treatment: Paneling and ceiling designs specifically engineered to dampen noise in large banquet halls.
- Lighting Design: Day-to-night lighting plans to transform spaces from functional sports areas to ambient evening lounges.
Project Management Oversight
- Lifecycle Costing: Selection of fixtures and finishes that minimize long-term maintenance bills.
- Vendor Coordination: Management of specialist consultants for pool filtration, gym equipment, and HVAC systems.
Strategic Feasibility & Concept 'Scrum' Package
Strategic Analysis
- Go/No-Go Feasibility: A blunt, data-backed report on whether the project makes financial and architectural sense on the specific site.
- Regulatory Check: Review of FSI, setbacks, and zoning laws applicable to the specific region.
- Bankable Project Report (DPR): Preparation of the technical section of the Detailed Project Report required for securing loans.
Concept Visualization
- Massing & Zoning: Block models showing where the hotel, pool, and services will sit to maximize views and minimize excavation.
- The 'Scrum' Blueprint: A prioritized list of 'Must-haves' versus 'Good-to-haves' generated through a proprietary voting workshop.
- Rough Cost Estimates: A bottoms-up construction cost estimate to help set the overall budget.
About Hospitality & Leisure Architecture
Our Approach to Hospitality & Leisure Spaces
I see hospitality architecture as more than just walls and roofs. It’s about crafting places where you actually want to linger - unwind, connect, and recharge. From quiet eco-lodges to buzzing leisure hubs, I try to keep each project true to the vibe of its location and the people who’ll use it.
Rooted in Context, Designed for Life
Every project starts with the land. For example, in Coorg, I borrowed from the local 'Ainmane' style to make sure our resort felt like it belonged there, not just dropped in. I always aim for buildings that work with nature, not against it - lot of natural light, breezy spaces, and materials like local stone or timber. Sometimes, it’s challenging to balance sustainability with client needs, but I stick to using eco-friendly options wherever possible.
How the Vision Comes Together
- Resort masterplanning: I map out the whole experience, from entry roads to the tiniest details, making sure every corner fits the setting. At Club Mahindra Tungi in Lonavala, the design hugs the landscape and overlooks Pawna Lake, blending right in.
- Eco-lodge design: For forest getaways near Kanha, I went with treetop cottages—raised 16 feet high, each with its own plunge pool. It’s about privacy, quiet, and feeling like you’re part of the forest.
- Community leisure hub: In places like Sona Vistaas Clubhouse, it’s all about bold features (like a terracotta-red spiral staircase) that pull people in and give the space energy.
Why It Works
I keep things collaborative. You’ll see me working closely with clients, my team, and the site itself. The goal is always to create something that feels lasting and inspiring, even if that means lots of back-and-forth or redesigns along the way.

My Story
Hey, we’re IMK Architects. Been around Mumbai for 65 years, but we’re always learning, always experimenting. Our thing? Architecture that feels alive, not just walls and roofs. Rahul, our principal, keeps saying it’s all about connecting people, making spaces that help folks grow. Whether we’re sketching out a busy campus or a peaceful garden, we’re chasing that vibe where everyone belongs. We’re big on community, workshops, and those spontaneous walks that spark new ideas.
My Work
What We Do - We design campuses, hospitals, homes, hotels, public spaces, and big urban projects. Full-service, all in.
Our Approach - People-centric architecture drives us. We want spaces buzzing with social energy, built for connection.
Nature in Design - Green spaces matter. We use natural light, terrace garden architecture, and open courtyards for well-being.
Material & Tech Know-How - We’re into climate-responsive design, acoustic tweaks, and sustainable building materials that shape experience.
Working Together - Collaboration is key. We team up with clients, consultants, artisans—debate, chat, create something real.
