Full-Stack Institutional Architecture & Design
SCRUM Concept & Feasibility
- Collaborative Workshops: 2-3 intensive "Sprint" sessions to align stakeholders on project vision.
- Climate Analysis: Detailed sun-path diagrams and wind direction studies for passive cooling orientation.
- Zoning Strategy: "Social Energy" mapping to optimize corridors and courtyards for user interaction.
Detailed Design & Sustainability
- Biophilic Integration: Integration of green terraces, vertical gardens, and inside-out classroom concepts.
- Material Specs: Selection of eco-friendly options like Compressed Earth Blocks (CEB), laterite stone, and fly-ash bricks.
- Acoustic Engineering: Wall paneling profiles with PET board and insulation for auditoriums and lecture halls.
- Facade Design: Design of passive shading devices, Jali screens, and deep overhangs to reduce heat gain.
Documentation & Coordination
- Engineering Coordination: Management of Structural, HVAC, Electrical, and Plumbing sub-consultants.
- Tender & GFC: Preparation of Bill of Quantities (BoQ) and full Good-for-Construction drawing sets.
- Site Observation: Periodic visits at key milestones (plinth, slab, finishing) to ensure design fidelity.
Large-Scale Campus Master Planning
Strategic Vision & Zoning
- FAR & FSI Optimization: Analysis of maximum buildable area vs. green cover for statutory compliance.
- Phasing Strategy: Timeline mapping for construction stages (e.g., Academic Block first, Hostels later) to manage cash flow.
- Circulation Planning: Segregation of vehicular traffic and pedestrian "Social Spines" for vehicle-free zones.
Ecological Infrastructure
- Water & Energy Masterplan: Concepts for rainwater harvesting ponds, swales, and solar farm placement.
- Micro-climate Creation: Placement of water bodies and tree clusters to lower ambient campus temperature.
- Landscape Typology: Defining hardscapes vs. softscapes to optimize maintenance costs.
Technical Deliverables
- 3D Visualization: High-quality walkthroughs or flythroughs for fundraising and board approvals.
- Area Program: Detailed breakdown of carpet area vs. built-up area for every building.
- Design Guidelines: A "Rule Book" for material palettes and facade language for future expansion.
Pre-Design Feasibility & Concept "Sprint"
The SCRUM Workshop
- Stakeholder Voting: "Democratic Voting System" sessions to align board members on priority requirements.
- Essential Question Definition: Workshops to narrow down specific project goals and functional intent.
Technical Feasibility
- Statutory Check: Review of Development Control Regulations (DCR) to confirm actual buildable limits on the plot.
- Block Cost Estimation: High-level budget modeling based on current market rates (Civil + MEP + Finishing).
- Revenue Analysis: Estimation of saleable vs. retained area for commercial or redevelopment viability.
Visual & Strategic Output
- Massing Models: White-block 3D models demonstrating building heights and shadow analysis.
- Mood Boards: Selection of proposed material palettes to set aesthetic expectations.
- Go/No-Go Report: Final recommendation document on whether the project should proceed.
About Institutional & Public Architecture
We shape spaces for people, not just buildings. For us, architecture is about sparking community life and making sure every corner works for those who use it. Been at this for over six decades, so we’ve seen what works and what doesn’t. Some things look great on paper but flop in real life - we’re honest about that and keep tweaking till it fits.
Educational Spaces
I try to make campuses that do more than teach - they connect. You’ll see open walkways, shaded steps, and green terraces. It’s not just about classrooms. We like mixing formal and informal zones, so staircases double up as hangout spots and gardens are there for a breather. Climate-responsive building design is a big deal for us - we use traditional jalis and deep-set windows to keep things cool, especially in the sultry weather.
Healthcare Architecture
Hospitals need to help people heal, not just treat them. I focus on natural ventilation, daylight, and calming courtyards for better recovery. If it’s an old hospital, I don’t believe in tearing it down - retrofitting with respect is key. Healing environments in hospitals matter, so every corridor and room gets planned for comfort.
Public & Cultural Spaces
Community is everything. Whether it’s a food court or a training centre, I design public areas to be open and welcoming. We’ve done auditoriums for ages, always blending functional needs with acoustic excellence. Sustainable urban walkways like the Malabar Hill Forest Walkway are my way of reconnecting people with nature, without messing up what’s already there.

My Story
Hey, we’re IMK Architects. Been around Mumbai for 65 years, but we’re always learning, always experimenting. Our thing? Architecture that feels alive, not just walls and roofs. Rahul, our principal, keeps saying it’s all about connecting people, making spaces that help folks grow. Whether we’re sketching out a busy campus or a peaceful garden, we’re chasing that vibe where everyone belongs. We’re big on community, workshops, and those spontaneous walks that spark new ideas.
My Work
What We Do - We design campuses, hospitals, homes, hotels, public spaces, and big urban projects. Full-service, all in.
Our Approach - People-centric architecture drives us. We want spaces buzzing with social energy, built for connection.
Nature in Design - Green spaces matter. We use natural light, terrace garden architecture, and open courtyards for well-being.
Material & Tech Know-How - We’re into climate-responsive design, acoustic tweaks, and sustainable building materials that shape experience.
Working Together - Collaboration is key. We team up with clients, consultants, artisans—debate, chat, create something real.
