Our vision for the Central Business District 79 project bridges the gap between commercial efficiency and public life, creating a dynamic space where retail, offices, and community hubs coexist.

About this collection

Designing a district requires more than just building footprints. In our CBD 79 project, we prioritized social synergy by integrating a 100-meter welcome court and a multi-purpose amphitheater into the master plan. This ensures every square foot serves a dual purpose: supporting high-traffic commercial activity while providing tangible, usable public spaces for the community to gather.

Urban planning at VMA is grounded in the reality of human interaction. We move beyond standard master planning to focus on micro-climates, traffic flow, and the public-private interface of a development.

Core Design Principles

  • The Public Realm: We design streets as destinations, not just access points. Features like 'The Rivulet' and 'Celebration Lane' use water elements and tensile shading to lower ambient temperatures and encourage footfall.
  • Dynamic Usage: The amphitheater functions as a revenue-generating asset for the district, capable of hosting product launches, corporate sports screenings, or local community festivals.
  • Retail Integration: By mapping customer journeys, we ensure that retail frontages have natural visibility and accessibility, which is crucial for high-street commercial success.
  • Financial & Spatial Logic: Our mixed-use developments focus on long-term viability. We carefully balance Floor Area Ratio (FAR) with communal zones that enhance the asset value of the entire property.

We approach every development as a chance to influence the city's fabric, focusing on sustainable practices that keep operational costs manageable while maximizing the quality of the user experience.
