Villa & Plotted Development Design
We design villa layouts and residential developments that turn streets into shared social spaces. Our approach prioritizes human-scale architecture and green infrastructure, ensuring homes and landscapes exist in equilibrium.
A streetscape rendering for a contemporary villa development. We design streets that are lined with trees and greenery, creating a pleasant and shaded environment that encourages walking and social interaction.

An alternative villa elevation concept featuring colored panels to give each home a unique identity. This approach breaks the monotony of typical row housing and allows for personalization within a cohesive design language.

A detailed view of our street design philosophy. We challenge the norm of narrow, barren footpaths by creating shared surfaces with traffic-calming textures and ample space for large trees, making streets comfortable for pedestrians.
About this collection
Most plotted developments rely on narrow, disconnected footpaths that force residents into the road. We reverse this by creating shared street surfaces with traffic-calming textures and space for full-grown trees, making walking the natural choice over driving for short trips within the community.
Typical residential layouts often prioritize vehicular movement at the cost of human comfort. By examining typical road widths—specifically 9-meter and 12-meter rights of way—we find that standard 1-meter footpaths are frequently interrupted and barren. This leads to the heat island effect and forces pedestrians into the carriageway.
Our planning strategy focuses on three core areas to address these issues:
Shared Streetscapes
We design for shared surfaces where pedestrians, cyclists, and vehicles coexist. By using textured materials to calm traffic naturally, we make the road environment safer and slower, effectively reclaiming the street as a public room for the community.
Human-Centric Villa Facades
Instead of row housing that feels repetitive, we introduce variety through vertical and horizontal elements. By allowing owners to personalize specific architectural features like louvers or balconies, we break the monotony of the street while maintaining a cohesive design language.
Integrated Green Infrastructure
Landscape is not a decorative afterthought. We allocate specific setbacks and structural provisions for canopy trees within the street section. This provides shade and reduces surface temperatures, ensuring the outdoor environment remains usable throughout the day, not just after sunset.
Whether you are planning a new gated community or optimizing an existing site layout, our master planning services include FSI calculations, zoning strategies, and GFC drawings for both infrastructure and thematic landscapes.
Urban & Landscape Design Studio
We see master planning as an exercise in community building rather than just site layout. Our studio focuses on how people move through a space, ensuring that every street, park, and private residence feels grounded in its local context.
