Architectural & Structural Design Blueprints
Design & Visualization
- Conceptual Planning: 2D Floor plans optimized for space utilization (specialized for plots as small as 20x30).
- Vastu Integration: Layouts strictly adhering to Vastu Shastra principles for entrance and room orientation.
- 3D Modeling: High-quality exterior 3D elevation renders (Lumion/SketchUp) showcasing material palettes.
- Walkthroughs: Basic 3D conceptual walkthroughs for spatial understanding.
Technical Documentation
- Structural Drawings: Foundation details, column/beam positioning, and slab reinforcement details.
- Working Drawings: Detailed masonry layouts, door/window schedules, and lintel details.
- MEP Drawings: Basic Electrical (point positioning) and Plumbing (piping layout) diagrams.
- Site Support: Limited periodic site visits (3 to 5 visits) for column marking and plinth verification.
Turnkey Construction with Hard Interiors
Civil & Structural Works
- Foundation to Slab: Excavation, footing, and RCC framed structure using branded steel (Tata/JSW) and Cement (Ultratech/ACC).
- Masonry: Solid concrete blocks or red bricks as per structural requirement.
- Facade Execution: Creation of signature exterior elements including Jali work, cantilever projections, and texture painting.
Interiors & Finishing
- Flooring: Large format double-charged vitrified tiles or Granite for common areas.
- Kitchen: Modular kitchen setup with BWP ply carcass, laminate finish, and granite countertop.
- Woodwork: Standard wardrobes in bedrooms using commercial ply with laminate finish.
- False Ceiling: Gypsum false ceiling in Living and Dining areas with provision for cove lighting.
- Painting: Internal walls with Premium Emulsion; External walls with weather-proof Texture paint.
Utilities
- Plumbing: Mid-premium sanitary ware and CP fittings (Jaguar/Kohler/Hindware).
- Electrical: Concealed wiring (Finolex/Polycab) with modular switches (Anchor/Roma).
- Fenestration: UPVC windows with mosquito mesh or Powder-coated Aluminium sliding windows.
Structural Renovation & Facade Remodeling
Structural Interventions
- Load Strengthening: Retrofitting existing structures to support additional floors (jacketing columns).
- Extension: Construction of additional floors or rooms on existing terraces using lightweight AAC blocks or steel.
- Space Planning: Demolishing internal non-load-bearing walls to create Open Plan layouts.
Aesthetic & Functional Upgrades
- Facade Transformation: Stripping old plaster and installing modern cladding materials (HPL, Shera board, or Corten Steel look).
- Flooring Upgrade: Re-tiling over existing floors or complete replacement with modern vitrified tiles.
- System Revamp: Complete replacement of old GI pipes with CPVC/PVC and upgrading electrical load/wiring.

For me, a home isn’t just four walls. It’s about creating an experience, something you actually feel when you step inside. I’m Ashok, and I believe if you want your life to work, you gotta be the architect, literally and otherwise. That's why I’m hands-on with every project, from the first sketch to when I hand you the keys.
My Way of Working
You deal with just me, not a bunch of contractors. I handle:
- Architecture, so your vision actually shows up on the blueprint.
- Interior design, because every room should feel right.
- Construction, managing the whole thing, start to finish.
Space Magic: Small Plots, Big Feel
Most people think a 20x30 site means a poky house. Not on my watch. I really get a kick out of making small plot house design feel open, roomy, and bright. Tricks like zig-zag plans, open-well atriums, and double-height spaces help me squeeze out every inch.
My Design DNA
I’m into contemporary minimalist architecture - clean lines, not too much clutter, calm spaces. Love playing with light and shadow using things like Jalli screens and fins so your house shifts with the sun. If you want Vastu, I know how to blend that into a modern space without making it look old-school.
What I Build
Mostly homes - villas, duplexes, apartments. But I also take on workspaces, pubs, schools, even factories. Old building looking tired? I do home renovation and facade upgrade too, even tricky stuff like adding a new floor to an old house.
No copy-paste designs. Each project gets its own vibe. If you’re after a house that doesn’t look like everyone else’s, we’ll get along fine.
