Architectural Design & Milestone Supervision
Design & Visualization Phase
- 2D Space Planning: Detailed floor plans for Ground and Upper floors with furniture layout. Includes up to 3 major revisions.
- 3D Exterior Visualization: Photorealistic 3D front elevation design (Day view) focusing on modern geometric facades, stone cladding, and glass.
- Structural Drawings: Standard structural details provided in coordination with an engineer (Centerline, Column/Footing details, Roof reinforcement).
- Service Drawings: Basic Electrical layout (switchboard positions) and Plumbing layout (pipe routing and outlet points).
Documentation & Approvals
- Approval Drawings: Preparation of sanctioned plan drawings required for local municipal submissions (BBMP/MUDA standards).
- Working Drawings (GFC): A set of Good-for-Construction drawings for the civil contractor to follow on-site.
On-Site Supervision (PMC)
- Milestone Visits: Approximately 12-15 site visits linked to specific construction stages (Marking, Foundation, Roof Casting, Brickwork completion, Flooring start).
- Quality Check: Inspection of steel reinforcement (bar bending) and cement quality during visits to ensure structural integrity.
- coordination: Direct coordination with the site supervisor for doubt clearance and access to material supplier networks.
End-to-End Design, Walkthroughs & Intensive PMC
Advanced Design & Visualization
- Comprehensive Space Planning: Unlimited revisions on floor plans until satisfaction, including Vaastu compliance checks.
- 3D Walkthrough Animation: A video tour of the exterior and key interior spaces to visualize the final home environment.
- Compound & Landscape Design: Design of boundary walls, gate aesthetics, and integrated planter boxes/green zones to match the building facade.
Civil-Interior Integration
- Advanced Engineering: Detailed structural drawings for complex cantilevers and comprehensive MEP drawings including AC piping and automation provisions.
- Interior Civil Readiness: Markings for interior requirements (niches, ledge walls, dropped ceilings) done during construction to save retrofitting costs.
- Material Selection: Accompanied visits to showrooms for selecting flooring (granite/tiles), bathroom fixtures, and exterior cladding stones.
Project Management & Execution
- Intensive Supervision: Weekly or bi-weekly site visits (approx. 30-40 total) to monitor progress, speed, and material consumption tracking.
- Contractor Coordination: Full coordination with sub-vendors (Glass railings, Fabricators, Carpenters, Painters) to ensure design adherence.
- Snag Resolution: Final walkthrough before handover to identify and fix minor defects like paint drips, uneven tiles, or electrical faults.
