In our large-scale projects, we often have to retrofit existing columns and beams using techniques like jacketing to ensure the structure can safely carry the load of an entirely new floor or a double-height drawing room. Before you decide on a layout, we evaluate what the structure can actually handle, because safety is the first step of any design we build.

Renovating a home is fundamentally different from building one from scratch. When you start with a blank page, you have total freedom. When you start with an existing property, you have constraints, and that is where we find the most interesting design challenges.

Our process for transforming a home starts with a 360-degree technical audit. We don't just look at the floor plan, we look at the foundations. If a client wants to add a third floor to a house that was built for two, we start by calculating the load-bearing capacity of the existing columns. We use methods like column jacketing and beam strengthening to upgrade the structural integrity before we lay a single brick.

Once the structure is sound, we focus on the flow. We often find that older houses have fragmented layouts with narrow, dark corridors and undersized rooms. We aren't afraid to move the entire staircase, shift the kitchen to the front for natural light, or remove central walls to create open-to-sky courtyards.
