Turnkey Residential Construction (Design & Build)
Pre-Construction & Design
- Architectural Planning: Custom 2D floor plans optimized for Vastu and space utilization.
- 3D Visualization: High-definition 3D Front Elevation design and virtual walkthrough video to visualize the property.
- Technical Drawings: Structural drawings (Column/Beam/Footing) and MEP (Mechanical, Electrical, Plumbing) layouts.
- Approvals: Assistance with local authority plan sanction drawings.
Structural Civil Works
- Foundation & Structure: Earthwork excavation, RCC footing, and column structure using M20/M25 grade concrete.
- Steel Reinforcement: Fe500/Fe550 TMT bars (Brands like JSW, Tata, or equivalent).
- Masonry: Walls constructed using 6 inch (exterior) and 4 inch (interior) Solid Concrete Blocks or Red Bricks.
- Plastering: Double coat sponge finish for external walls and smooth lime rendering for internal walls.
Finishes & Fixtures
- Flooring: Double-charged Vitrified Tiles (Standard) with options for Granite, Italian Marble, or Wooden Laminate (Premium).
- Doors: Teak wood frame with carved Teak shutter for main door; Sal/Honne frames with flush doors for interiors.
- Kitchen: Granite countertop (Black/Galaxy), stainless steel sink, and dado tiling up to 4 feet.
- Bathroom: Concealed plumbing (Astral/Ashirvad) with sanitary ware and CP fittings (Parryware, Cera, Jaguar, or Kohler).
Electrical, Painting & Support
- Electrical: Fire-resistant copper wiring (Finolex/Polycab) with modular switches (Anchor/Legrand).
- Painting: 2 coats Wall Putty + Primer + Premium Emulsion (Interior); Weather-proof exterior emulsion (Exterior).
- Supervision: Dedicated site engineer supervision to ensure execution quality.
Architectural Design & 3D Consultancy
Conceptualization
- Space Planning: Multiple iterations of 2D Floor Plans focusing on ventilation, lighting, and furniture layout.
- 3D Visuals: Modern front facade elevation design and realistic virtual video walkthrough to tour the house digitally.
Technical Documentation
- Structural Drawings: Centerline marking, footing details, column/beam reinforcement schedules, and roof slab details.
- Working Drawings: Door/window schedules, lintel levels, and detailed measurement sheets.
- MEP Services: Electrical switchboard layouts, conduit diagrams, and plumbing pipe layout diagrams.
Consultation
- Material Guidance: Assistance in selecting tiles, paint colors, and exterior cladding materials to match the design.
- Support: Periodic site visits or video-call support to clarify doubts for the site supervisor.
Complete Interior Design & Execution
Woodwork & Joinery
- Modular Kitchen: Custom design with BWR plywood carcass, laminate/acrylic shutters, SS baskets, and chimney provision.
- Wardrobes: Floor-to-ceiling wardrobes using commercial/marine grade plywood with Laminate, Lacquered Glass, or Duco finishes.
- Furniture: Custom TV units, shoe racks, study tables, and vanity counters tailored to room dimensions.
Ceiling & Decor
- False Ceiling: Gypsum board ceiling with cove lighting, peripheral designs, or floating islands.
- Wall Treatment: Professional painting, texture paints, wallpaper installation, or wooden paneling accents.
Electrical & Lighting
- Lighting: Supply and installation of LED COB lights, strip lights, and decorative hanging lights.
- Configuration: Relocation of switchboards or adding new points to suit the layout.
Commercial Add-ons

- Before anything gets built, I show you aakarshaka (attractive) 3D visuals and walkthroughs. This way, you know exactly how your home or office will turn out, and you can tweak things till it feels right.
- My team and I cover a lot: custom home architecture, commercial building planning, interiors, and the green bits like gardens.
- Whether it’s a simple 30'x40' home or a big office, we handle both vaastavya (residential) and vaanijya (commercial) projects with the same care.
- I stick around from the first sketch to the final handover, managing everything so you don’t have to chase different people for different jobs.

My Story
Nanna hesaru Akshay Arun. Designing dreams and sharing gyan - that's me. I get a kick out of turning empty spaces into homes, from here in India to even South Sudan. But teaching? That's a different buzz, especially when civil engineering students light up after my workshops. Professors say I'm easy to approach, and I love breaking things down simply. Faith, family, my lab pups, and travel keep me grounded. Elladaru iru entadaru iru, endendigu nee kannadavagiru (Wherever you are, whatever you are, always be a Kannadiga) - roots matter, always.
