About Beyond the Metropolis: Townships & Resorts
When I look at a site for a new township, I am not just looking at the land; I am looking at how the built environment can exist without dominating the landscape. For projects like Evara in Igatpuri, we prioritize how the villa layouts interact with the natural terrain, ensuring every unit has access to the view while maintaining complete privacy. Architecture as an Ecosystem
Master planning is an exercise in balancing human needs with the land itself. Whether it is a luxury resort or a self-contained township, my approach remains the same: we do not impose; we adapt.
Designing with the Land
At Evara in Igatpuri, the terrain dictated the design. We did not clear the site. We worked around the existing contours to place 17 villas, ensuring each residence feels like a private sanctuary rather than just another unit in a complex. This is the difference between a standard housing project and a master-planned community. By respecting the natural grades, we create better views and a sense of belonging that concrete structures alone cannot provide.
Infrastructure as Foundation
In larger developments like Pacifica One in Vadodara, the focus shifts to efficiency and long-term viability. We plan for the 'invisible'—the road networks, utility corridors, and waste management systems that keep a large-scale project functional. My team and I focus on zoning strategies that maximize saleable area while adhering to municipal bylaws, ensuring that the project remains commercially viable for the developer without compromising on architectural quality.
Sustainability in Practice
Sustainability is not an afterthought; it is built into the zoning strategy. We incorporate drone contour mapping and sun-path analysis early on to determine the best orientation for each building. This reduces energy consumption for cooling and lighting, which is crucial for large resorts and townships in diverse Indian climates. By thinking about how a project will function in 20 years, we create spaces that remain relevant and profitable.
