Signature Luxury Villa Architecture
Phase 1: Concept & Identity
- Site Context Analysis: Detailed study of sun path, wind direction, and topography to blend indoor and outdoor spaces.
- Principal Interaction: Mandated design workshops with Ar. Reza Kabul or Director-level leads to lock the design DNA.
- Layout Planning: Space programming focusing on flow, flexibility, and Vastu compliance if requested.
- 3D Visualization: High-definition architectural renders (Exterior and Landscape) to visualize the final look before construction begins.
Phase 2: Technical Design & Detailing
- GFC Drawings: Comprehensive Good for Construction drawings including civil layouts, center-lines, sections, and elevations.
- Facade Engineering: Specific detailing for glass facades, cladding, or cantilevered structures (signature ARK style).
- Material Palettes: Selection of exterior finishes including stone, glazing, and texture paints for a premium aesthetic.
- Tender Assistance: Preparation of Bill of Quantities (BOQ) and specifications to assist in selecting the civil contractor.
Phase 3: Coordination & Supervision
- Consultant Integration: Technical coordination with external Structural, MEP, and Landscape consultants (fees for these experts paid directly by client).
- Periodic Supervision: Scheduled site visits (approx. 1-2 per month) by the Project Architect to ensure design fidelity during civil work.
- Budget Monitoring: Review of contractor bills against the design scope to help prevent unnecessary cost overruns.
High-Rise & Commercial Complex Design
Phase 1: Strategic Planning & Massing
- FSI Optimization: Analysis to maximize saleable and usable carpet area within city zoning norms for higher ROI.
- Massing Models: Creation of distinct building shapes and geometry to stand out in the city skyline.
- Parking Strategy: Integration of basement ramps or automated parking towers based on plot constraints.
Phase 2: Core Design & Facade
- Structural Grid Planning: Optimization of column placement to create column-free office or retail spaces.
- Signature Facade Design: Detailed drawings for curtain walls, glazing systems, and exterior lighting to create a landmark appearance.
- Core Utility Planning: Efficient layout of elevators, fire staircases, and AHU rooms to meet National Building Code (NBC) standards.
Phase 3: Execution & Marketing Support
- Municipal Drawing Support: Provision of architectural drawings required for liaisoning and approvals (liaisoning handled by client).
- GFC Documentation: Full set of architectural working drawings released for the civil contractor.
- Site Audits: Monthly review meetings to resolve on-site technical clashes between civil and MEP agencies.
- Marketing Collateral: High-resolution 3D renders of the building exterior for use in sales brochures and hoardings.

I believe in liberating spaces - making the inside and outside flow together, so you get fresh air, sunlight, and a feeling that nothing is boxed in. My style isn’t about showing off with expensive stuff everywhere, but using materials smartly - where they really make a difference.

- Authenticity: Spaces should fit the city, the street, the people. I try to keep the soul of a place while making it useful for today.
- Ambition: Yeah, I like a challenge. From iconic high-rise towers to new kinds of resorts, I push for designs that stand out.
- Attention to Detail: I’m a stickler for getting the little things right, so the whole place just works - and looks good, too.
Sustainability is non-negotiable. I design for natural light, cross-ventilation, and energy efficiency, using local materials wherever possible. That’s just common sense, yaar.

Been at this for 37 years. Started ARK in '88, just wanting to make spaces that matter. Folks say I changed the skyline with high-rise residential design, but honestly, I care more about the lives inside those walls. I’m always first in, last out at the studio, walking sites, listening to stories. If you’re a client, you talk to me, not just my team. My wife Mahnaz runs interiors—she’s my rock. I love mentoring young architects, seeing how they dream up new worlds.
