Standard Modern Build (Indian Marble & Modular)
Civil & Structure
RCC framed structure using Tata/Jindal Steel (Fe-550) and Ultratech cement. Red brick or AAC block masonry with river sand plaster. Dr. Fixit waterproofing applied to terrace, basement, and sunken areas.
Flooring & Walls
Common areas finished with Premium Indian Marble (Dungri/Morwad) or high-gloss vitrified tiles. Bedrooms feature wooden laminate (Action Tesa) or digital glazed tiles. Plastic Emulsion paint on walls with false ceilings included in drawing and dining areas.
Kitchen & Bathrooms
Modular kitchen with BWR ply carcasses, high-gloss laminate or acrylic shutters, and Hettich hardware. Washrooms fitted with Kohler or Jaquar sanitaryware, wall-mounted WCs, and designer tiles up to door height.
Doors, Windows & Electrical
Standard UPVC windows (Fenesta/Veka) with mosquito mesh. Flush doors with veneer finish on main entry and laminate on internal doors. Polycab wiring, Anchor Roma switches, and copper piping provision for split ACs.

High-End Civil & Facade
Optimized 10.5 to 11 feet clear ceiling height. Facade execution using Natural Stone (Travertine/Gwalior Mint), CNC screens, or GRC mouldings for architectural detail.
Premium Flooring & Woodwork
Living and dining areas laid with mirror-polished Italian Marble (Botticino/Dyna). Bedrooms feature engineered wood flooring or high-end Italian marble. 8ft high doors with Teak Wood veneer and PU polish.
Kitchen & Sanitary Suites
Kitchen finished in PU High Gloss or Lacquered Glass with Quartz stone countertops. Bathrooms equipped with Grohe or Toto fixtures, overhead rain showers, glass partitions, and Italian marble vanity counters.

Heavy I-beam structural steel work for cantilevered balconies, floating staircases, or glass bridges. Volumetric design allowing for double-height living rooms (20ft+ ceilings) and automated skylights.

Master areas floored with premium Statuario, Michaelangelo, or Onyx marble. Wall cladding involves natural stone, fluted wood paneling, and leather-finish stone. Full-height doors with digital locks and sensor-lit wardrobes.
