This zoning plan was a critical first step for a residential project for faculty and staff at ILBS, Delhi. It outlines our strategy for preserving existing trees and segregating hospital traffic from residential areas to create a peaceful and green living environment.

For our mass housing projects, such as the faculty accommodation at ILBS Delhi, our primary focus was segregating high-traffic hospital zones from quiet residential areas. We prioritize preserving existing greenery and designing layouts that keep pedestrian paths safe and distinct from vehicular routes to ensure the living environment remains peaceful.
Our Approach to Master Planning
Urban planning is often treated as a numbers game, but we see it as building the foundation for a community. Whether it is a township or staff housing, we start by analyzing the site context, including sun paths, wind direction, and existing vegetation, to ensure the built environment works with nature.
Key Design Principles
- Traffic Segregation: A critical part of our master plans is separating different user groups. In complex sites like hospitals or campuses, we ensure service and public traffic paths do not clash with residential or quiet zones.
- Green Integration: We maximize open spaces, whether through central courtyards, landscaped buffers, or rooftop sustainability features like integrated solar panels.
- Regulatory & Technical Clarity: Every project involves rigorous FAR (Floor Area Ratio) analysis, ground coverage planning, and compliance with DDA or DTCP norms to ensure the project is feasible and approved without unnecessary delays.
From Concept to Construction
Our process takes you from the initial 3D block models and site zoning maps to the final Design Basis Report. By planning infrastructure networks, such as sewage, drainage, and electrical substations, at the master planning stage, we minimize costly changes during the construction phase. We help you define the vision and provide the technical documentation required for marketing and development.
