Architectural Design & Consultancy
Design & Conceptualization
- Site & Spatial Planning: Analysis of plot orientation, sun-path for shading, and 2D layouts optimizing circulation for luxury volumes like double-height lobbies.
- 3D Visualization: High-definition photorealistic renders of the exterior (Day & Night views) and interior structural volumes.
Technical Documentation
- Working Drawings: Detailed dimension plans, sections through staircases, and elevation drawings.
- MEP Design: Electrical looping layouts, plumbing piping diagrams, and HVAC provisioning for VRV systems.
- Schedules: Detailed sizing and opening mechanisms for large-span glazing and balcony sliders.
- Material Specs: Specifications for exterior finishes like Stone, ACP, or Micro-concrete.
Project Support
- Structural Coordination: Collaboration with structural engineers to ensure safety of cantilevers and stilt areas.
- Site Visits: 5 to 8 scheduled visits during critical milestones like plinth, slab casting, and finishing.

Turnkey Construction (Civil + Finishing)
Civil Structure
- Foundation & Framing: RCC frame structure using Ultratech/Ambuja cement and Fe550 Steel (Tata/Jindal).
- Masonry: First-class red bricks or AAC blocks with double-coat plastering.
- Waterproofing: Specialized treatment for basements, sunken slabs, and terrace gardens.
Premium Finishing
- Flooring: Italian Marble for common areas and engineered wood or premium vitrified tiles for bedrooms.
- Facade Execution: Installation of dry stone cladding, MS louvers, and exterior texture paints.
- Windows: Premium Aluminum or UPVC windows with double glazing (DGU) for insulation.
- MEP Fixtures: Kohler/Grohe sanitary fittings, Polycab/Havells wiring, and home automation provisioning.
Management
- Supervision: Dedicated site engineer for full-time supervision of labor and quality control.
- Procurement: Direct material sourcing to prevent substitution and ensure quality adherence.
