Core Structure & Envelope
- Steel Framework: Prefabricated Mild Steel (MS) structural frame, anti-rust coated, built to withstand metro terrace wind loads.
- External Walls: Weather-proof Fiber Cement Board or Shera Plank cladding (wood-look finish).
- Insulation: High-density Rockwool or Glasswool insulation in wall cavities to manage heat and acoustics.
- Roofing: Insulated PUF sandwich panel or MS sheet with false ceiling and water runoff slope.
Glazing & Fenestration
- Windows/Doors: Powder-coated Aluminum or UPVC sliding doors and windows.
- Glass Specs: 6mm to 8mm toughened safety glass (Single glazing standard).
Interiors & Fit-outs
- Flooring: SPC wooden-finish flooring or standard Vitrified tiles (600x600mm).
- Walls/Ceiling: Gypsum board paneling with plastic emulsion paint finish.
- Electrical: Concealed copper wiring, modular switches, and basic LED downlights.
- Bathroom: Fully fitted internal pod with ceramic tiling, WC, washbasin, and overhead shower.
Note on Exclusions
- Civil foundation (plinth), external utility connections, and crane lifting charges are client scope.

- Plumbing: Internal CPVC plumbing with provision for AC piping and geysers in all rooms.

- Timeline: Fabrication and installation typically completed within 60-90 days.
- Warranty: Structural warranty on the steel frame included.
