Villa Maati: An Earthy Farmhouse Retreat
Villa Maati is our approach to modern farmhouse design in Bangalore. We prioritize natural materials like exposed brick, Kota stone, and Mangalore tiles to create a residence that breathes with the surrounding coconut farm.
An expansive view of Villa Maati, a peaceful sanctuary we designed within a coconut farm. The open-air corridors and seating areas are positioned to offer relaxing views of the central pool and surrounding landscape.

We preserved the natural landscape by incorporating existing trees and large boulders into the courtyard design. This view from the gravel court looks through the open dining area towards the pool.

The main living room features large, foldable doors that open completely to the outside. This allows for natural ventilation and an uninterrupted view of the garden, making the lounge feel like a part of the landscape.
Custom-designed wooden screens and woven chairs add texture and warmth to the living area. The space is designed to be a comfortable, modern lounge that still feels connected to the rustic farmhouse aesthetic.
These pivoting slatted doors connect the interior living room to the poolside patio. They can be opened to merge the two spaces for entertaining or closed to create a more intimate indoor setting.
The reception and seating area features custom-built wooden furniture with clean lines and dark green upholstery. Skylights in the tiled roof ensure the space is filled with natural light throughout the day.
The open-plan dining and kitchen area is defined by minimalist design and functional surfaces. A simple wooden dining table is set against a backdrop of textured cement walls and a sleek, modern kitchen.
About Villa Maati: An Earthy Farmhouse Retreat
Our design process for Villa Maati centered on passive cooling techniques to handle the local climate. We utilized thick exposed brick walls and strategically placed openings to encourage cross-ventilation, significantly reducing the need for artificial climate control. Every structural decision, from the orientation of the Mangalore tile roof to the selection of Kota stone flooring, was made to minimize the building's footprint while maximizing thermal comfort.
Architectural Philosophy
At Studio 4A, we treat every site as a unique set of constraints and opportunities. For Villa Maati, the primary objective was to dissolve the boundary between the interior living spaces and the external coconut farm. We achieved this through an open-plan layout defined by large, foldable glass doors and transitional covered patios.
Material Integrity
We advocate for the use of materials that age gracefully. The structural skeleton is a combination of RCC and exposed brickwork, chosen for its thermal mass properties. The roofing system features traditional Mangalore clay tiles supported by steel rafters, providing high aesthetic value alongside structural durability. We opted for Kota stone for the flooring, a choice grounded in its ability to remain cool throughout the year and its durability in high-traffic areas.
Site-Responsive Design
Architecture should not interrupt the landscape; it should integrate with it. During the design phase, we conducted a thorough site analysis to identify existing boulders and trees. The resulting floor plan navigates around these features, incorporating them into the courtyard and garden design rather than removing them. This approach not only preserves the natural ecosystem but creates a dynamic living experience where light and shadow play across the masonry throughout the day.
