Scope & Civil Works
- Planning: 2D layout planning optimized for desk space efficiency (ideal for 500-1500 sq. ft. offices) with 3D visualization for key cabins.
- Flooring: Floor leveling and installation of 4x2 or 6x4 High-Gloss PGVT tiles with marble-finish patterns.
- Ceiling: Full Gypsum false ceiling installation with perimeter cove provisions for ambient lighting.
Custom Furniture & Joinery
- Executive Cabins: L-shaped main desks finished in premium laminate (wood grain or solid color) with 12mm glass or Corian-finish tops.
- Storage: Back-credenza units featuring soft-close shutters and 1mm laminate finish (Merino/Royal Touché equivalent).
- Feature Wall: Signature highlight wall for the director's cabin using Book-matched UV Marble sheets or grooved laminate paneling.
- Workstations: Site-fabricated linear modular-style workstations with privacy screens.
Electricals & Amenities
- Lighting: Mix of recessed COB spotlights for tasks and LED strip lights for mood lighting.
- Connectivity: Modular switches (Anchor Roma/Legrand equivalent) and LAN networking points for all desks.
- AC Setup: Copper piping and drainage installation for Split AC units (machine cost excluded).
- Decor: Venetian or Roller blinds for windows and strategic use of tinted/clear mirrors to visually expand compact spaces.

High-End Finishes
- Flooring: Installation of Large Format Slabs (8x4) or Indian Marble flooring to minimize grout lines and create a seamless look.
- Wall Cladding: Extensive wall treatments using Charcoal Louvers (fluted panels), wooden paneling, and tinted cladding (Rose Gold/Bronze mirrors).
- Metal Work: Integration of PVD Coated Stainless Steel strips (Gold/Brass finish) inlaid into walls or furniture.

- Console: Custom-fabricated console table featuring an Artificial Marble top and gold-finish metal legs.

- Fixtures: Installation of a central chandelier (Crystal or LED ring) and decorative wall sconces.
- Ceiling Design: Layered drop ceiling with specialized recessed pockets for fixtures.
- Glass & Stairs: 12mm Toughened Glass railings with SS studs, and granite or marble moulding for stair treads with riser LED lighting (where applicable).

Real Examples
For a CA office (900 sq.ft.), we used a book-matched marble-look feature wall, vertical panels with bronze strips, layered lighting, and sleek Venetian blinds. The whole vibe is bright, spacious, and sharp. For lobby design, we blend modern touches with classic elements - green marble console, ornate Ganesha statue, and clean white tiles.

My Story
Hey, I’m Narpat Chauhan. I run AND Designspace here in Mumbai. I’m all about clean lines, less clutter, more function. ‘Less is More’ – that’s my mantra.
