Pricing Guide
Studio Pod & Tiny Home (200-300 sq ft)
Structure & Shell
- Core: Refurbished 20ft Shipping Container or New Mild Steel Prefab Frame (LGSF).
- Insulation: High-density Rockwool insulation (50mm+) on walls and ceiling for thermal control.
- Flooring: SPC (Stone Plastic Composite) or Laminated Wooden flooring.
- Roof: Flat roof with proper waterproofing, reflective coating, and false ceiling.
Interiors & Finishes
- Walls: Gypsum drywalls finished with premium emulsion paint.
- Windows/Doors: UPVC or Aluminium sliding floor-to-ceiling glass doors (Double Glazed Units).
- Lighting: Magnetic track lights or COB downlights, matte black switch plates, and AC provision.
Kitchenette & Bath
- Pantry: 4-6 running feet modular counter with Quartz/Granite top, stainless steel sink, and under-counter storage.
- Bathroom: Fully fitted 3-fixture bath (Commode, Washbasin, Shower) with branded fittings like Jaguar/Kohler.
- Plumbing: Concealed CPVC piping, connection ready for external inlet/outlet.
