Turnkey Glamp-Pod Studio (160 sq ft)
Structure & Shell
- Base: 20ft High Cube Corten Steel Container or Light Gauge Steel Framing (LGSF) structure.
- Insulation: High-density Rock Wool insulation sandwiched between the exterior shell and internal drywalls for thermal regulation.
- Exterior: Marine-grade anti-corrosive paint finish.
Glazing & Decking
- Windows & Doors: Floor-to-ceiling powder-coated Aluminium or UPVC sliding glass doors (approx. 8ft x 7ft) plus additional sliding windows with mosquito mesh.
- Outdoor Area: Approx. 100-150 sq. ft. external WPC or treated timber deck.
Interiors & Electrical
- Finishes: Heavy-duty vinyl timber-look flooring or laminate with internal gypsum/cement board wall paneling.
- Lighting: Concealed fire-retardant wiring, branded modular switches, and LED ceiling downlights.
- Provisions: Designated points for Split AC, Geyser, and Mini-fridge.
Bathroom Pod
- Fittings: Fully fitted internal workspace with ceramic wall tiles, anti-skid floor tiles, vanity sink, WC, and shower partition.

Architecture & Structure
- Construction: Factory-built Modular Steel Structure (LGSF/MS Hybrid) transported in sections and joined on-site.
- Roofing: Multi-layered insulated roofing system ensuring waterproofing and heat reflection.
- Cladding: Premium exterior finishes including WPC louvers or cement fiber boards to mask the industrial structure.
Interior Layout
- Configuration: 2 Bedrooms, 2 Attached Bathrooms, and an open-plan Living & Dining area.
- Kitchenette: Modular base units with quartz/granite countertop, sink, and provisions for induction/microwave.
Finishes & Glazing
- Flooring: Premium Stone Polymer Composite (SPC) flooring or large-format vitrified tiles.
- Windows: Large format Double Glazed Units (DGU) for enhanced sound and thermal insulation.
- Bathrooms: Resort-style setup with glass shower cubicles, wall-hung WCs, and counter-top basins.
Logistics
- Installation: Crane-assisted assembly and joining of modules on a client-prepared plinth.

- Studios: Two 160 sq. ft. 'Moonstone' style Studio Cabins with attached bathrooms and private balconies.
- Suite: One 400-500 sq. ft. 'Sapphire' style Suite featuring a larger living space, kitchenette, and bedroom.
- Specs: All units feature insulated steel structures, large glazing, and fitted bathrooms.
Common Infrastructure
- Decking: Approx. 800-1000 sq. ft. of common connecting decks or elevated walkways linking the units.
- Gazebo: A semi-open steel structure (approx. 200 sq. ft.) serving as a common dining or reception area.
- Access: External spiral or straight staircases included if units are elevated.
Execution & Logistics
- Planning: Site layout consultation to optimize views and privacy.
- Transport: Consolidated bulk transport and crane operations for simultaneous installation.
- Finishing: On-site joining of decks, weather-sealing connections, and final touch-ups (Excludes septic tanks and raw landscaping).
