Urban Residence Architectural Design (30x40 to 50x80 Plots)
Design & Concept
- Site Analysis: Detailed study of sun path and wind direction for passive cooling, including 2 distinct layout options and ventilation concepts.
- 3D Visualization: High definition exterior views including Day and Night renders to visualize facade details like Jaali work or louvers.
Technical Documentation
- Sanction Drawings: Preparation of submission drawings formatted specifically for local municipal requirements (BBMP or Mangalore City Corp).
- Good for Construction (GFC) Drawings: Includes civil layout, centerline drawings for excavation, staircase sections, and joinery details for doors and windows.
- MEP Basics: Electrical looping layouts for lighting/power points and plumbing routing diagrams.
Execution Support
- Site Supervision: Periodic visits (typically 10 to 12) at key milestones like plinth, lintel, and roof casting to ensure design fidelity.
- Material Selection: Up to 3 to 4 showroom visits for selecting flooring, sanitary ware, and facade materials.
- Note: Structural engineer vetting and soil testing are third party costs coordinated by the architect but paid directly by the client.

Visualization & Logistics
- Walkthroughs: Animated 3D walkthrough of the exterior and key landscape connections.
- Note: Travel and accommodation for outstation projects (outside base cities) are billed on actuals. Softscaping (plant species selection) is excluded.

- Material honesty: I like mixing raw concrete, steel, and glass with local stone or exposed brick. It’s minimal, but never cold.
