Every floor plan you see here represents a specific solution to a client's request. When I sit down to draft a layout, I am looking at how your family moves through the day. My process begins with a site assessment, where I factor in sun-path orientation to ensure that your living spaces receive optimal natural light, while private areas remain cool and shaded.

The Technical Foundation

My planning process is never just about aesthetics. It involves:

• Space Optimization: I identify traffic flow patterns to minimize dead space, which is critical in urban apartments where every square foot counts.
• Structural Integration: For renovations, I focus on structural camouflage. This means finding creative ways to conceal existing beams and columns within the new design, often using arches or vaulted ceilings to turn structural necessities into design features.
• Zoning: I define zones clearly, separating public living areas from private bedrooms. In the 'Tranquil Tides' project, for instance, the layout was essential in creating privacy for a multi-generational family while keeping the shared living space open and connected.

Visualize Before You Build

I rely heavily on 3D visualization and GFC (Good For Construction) documentation. Before we break ground, I provide cinematic 3D walkthroughs so you can experience the volume and scale of your home. This helps us catch potential issues with furniture placement or utility lines early. By the time we start the actual construction, there is no guesswork involved, only a clear, actionable path to creating a timeless and functional environment.
