Heritage Architectural Design & Master Planning
Discovery & Documentation
- Historical Mapping: Meticulous on-site measurement and digital documentation of existing patterns (flooring, arches, moldings) to ensure accurate reproduction.
- Structural Health Check: Visual inspection and coordination with structural engineers to identify load-bearing issues in stone walls and timber roofs.
- Material Audit: Inventory of salvageable materials (doors, windows, beams) versus elements requiring total replacement.
Design Strategy
- Adaptive Reuse Layouts: Reconfiguring internal floor plans to modern standards while retaining the original structure's soul.
- MEP Integration: Designing discreet routes for plumbing and electrical systems to hide ACs and cables behind joinery or false ceilings.
- Detailed Joinery Drawings: Custom technical drawings for restoring or recreating Burma Teak doors, windows, and ventilators.
Site Oversight
- Artisan Coordination: Periodic site visits to guide specialized craftsmen, masons, and polishers on traditional techniques.
- Material Selection: Sourcing of age-appropriate materials like reclaimed wood, specific lime mixes, and heritage tiles.
Structural Timber Roof Restoration
Woodwork & Strengthening
- Timber Assessment: Individual inspection of rafters, purlins, and trusses for rot, termite damage, or warping.
- Wood Sourcing: Sourcing of seasoned Burma Teak (BTC) or reclaimed old-growth teak to match the grain density of original beams.
- Surgical Repair: Replacement of damaged sections using traditional joinery techniques (scarf joints) to maintain structural continuity.
Surface Treatment
- Deep Sanding: Stripping layers of old varnish and paint to reveal natural wood grain.
- Protective Coating: Application of premium exterior-grade penetrating oils (PU or Linseed mixes) for UV and moisture protection.
- Termite Treatment: Injection of anti-termite preservatives directly into the wood core.
Roofing Layers
- Waterproofing: Installation of modern breathable waterproof membranes below the tiles.
- Tiling: Re-laying of cleaned original clay tiles (Mangalore tiles) or sourcing vintage replacements for broken units.
Interior Civil, Masonry & Finishes
Wall Conservation
- Plaster Remediation: Careful removal of decayed lime plaster to expose stone masonry, followed by multi-layered protective cement or lime-based plaster.
- Structural Stitching: Repairing cracks in load-bearing walls using stitching clamps or grouting to ensure stability.
- Painting: Application of breathable paints suitable for heritage structures to prevent dampness entrapment.
Flooring Restoration
- Pattern Recovery: Mapping and documenting existing China Mosaic or Minton tile patterns.
- Refurbishment: Acid washing, re-grouting, and grinding existing floors to restore original luster.
- Seamless Inserts: Hand-cutting and laying new mosaic chips or stone pieces to fill gaps, ensuring color and size match the century-old originals.
Modern Integration
- Concealed Services: Chasing walls or creating false partitions to hide modern electrical conduits and plumbing lines.
- Climate Control Prep: Civil work required to house HVAC units discreetly, such as creating niches that blend with architectural moldings.
- Joinery Refurbishment: Dismantling, repairing, and re-hanging existing solid wood doors with upgraded functional brass fittings.
About Heritage Restoration
Why Heritage Restoration Matters to Us
Heritage restoration is truly a labour of love for us. Old buildings aren't just structures - they're living stories, full of memories and meaning. We believe in caring for them the way one would care for a sacred forest, making sure to preserve what matters and tread lightly.
What We Actually Do
- Bring back the original beauty of load-bearing stone masonry walls and intricate china mosaic floors.
- Breathe life into old Burma Teak roofs, fixing what’s needed but keeping their old charm intact.
- Carefully document every detail, so nothing gets lost in translation between past and present.
- Adapt these spaces for today - maybe that means a meditation pavilion in a courtyard, or adding modern comforts like AC without spoiling the vibe.
How We Work
- We dig deep into the history and construction of each place, using old-school methods and materials wherever possible.
- Every repair is hands-on - from matching wood for roof repairs to sanding down beams for that perfect finish.
- Often, we reuse salvaged materials - like taking wood from old ceilings and making it into new doors. That way, a piece of the past always stays in the building.
Why It’s Not Easy (But Worth It)
Old buildings have hidden surprises. Sometimes, there’s structural trouble you just can’t see at first. We solve these with a mix of tradition and smart engineering, always keeping the soul of the place alive.
We are committed to conservation of historic architecture, restoration of traditional stone masonry, and adaptive reuse of heritage buildings.

My Story
We’re SAPA. You know, for us, design’s always been about more than just buildings. It’s that Devrai vibe—sacred forests, nature as family, not just resource. We took that spirit right to France, built a garden that kinda whispers to you, not shouts. Whether it’s using mud from the site for a new office or rescuing old timber for a door, we love keeping the old soul alive. Watching people use these spaces, that’s the real reward.
