Design & Planning
- 2D floor plans optimized for space utilization and Vastu compliance.
- Modern or Neoclassical facade design with 3D elevation visuals.
- Exterior and basic interior volumetric flow walkthroughs.
Technical Engineering
- Detailed structural drawings for foundations, columns, and beams.
- Reinforcement detailing for complex elements like Folded Concrete Staircases and Stitching Slabs.
- MEP drawings for electrical conduits and concealed plumbing logic.
- Brickwork layout, door/window schedules, and lintel levels.
Site Supervision
- Periodic site visits (4 to 6 per stage) to inspect rebar binding and shuttering quality.
- Technical checks before concrete pouring.
- Material selection support for facade elements like Thermopine and CNC stone.
Gray Structure Construction (With Material)
Civil Foundation & Structure
- Soil excavation, backfilling, and compaction.
- Stitching Slab technique (RCC layer across plinth) for settlement prevention and termite barrier.
- M20/M25 grade concrete using machine mixers and vibrators.
- TMT Steel reinforcement (Fe500/550D) tied with GI wire.
- Red Brick or AAC Block masonry with 1:6 cement mortar.
Technical Execution
- Shuttering and casting of complex elements like cantilever balconies or zig zag staircases.
- Waterproofing of foundations and sunken areas.
- Internal and external sand faced plaster with line and level checks.
- Installation of internal electrical conduits and plumbing pipes within walls.
Site Management
- Dedicated site supervisor for daily reporting.
- Labor for 14 to 21 days of concrete curing using Hessian cloth.

Gray Structure
- Includes all scope from the Gray Structure item (Excavation, Stitching Slab foundation, RCC framework, and Plaster).
Flooring & Walls
- Italian Marble or high grade Indian marble for drawing and dining areas.
- High grade vitrified tiles or wooden flooring for bedrooms.
- Premium Plastic Emulsion paint over 2 coats of Birla Putty.
- Feature wall cladding using CNC cut Sandstone or Veneer paneling.
Woodwork & Joinery
- Flush doors with Veneer finish and custom solid wood handles.
- Concealed entrance door designs with paneling.
- UPVC or Powder coated Aluminium windows with toughened glass.
- POP false ceilings with cove lighting channels.
Facade & Services
- Complex elevation execution using Travertine, Expanded Metal Mesh, or texture finishes.
- Main gate design and fabrication.

Hey, Sunny here from Fantini Designs. Been chasing the perfect stone and finish for over a decade, even hopping over to Foshan for that one tile. Design ka nasha hai (I'm addicted to design) - I get a kick out of finding that sweet spot between style and price. Not everything fancy needs to break the bank, right? I dig deep, bring back global stuff, and make sure every bit, from blueprint to sofa, is checked by me. Personal touch matters. Always.
