Architectural Design & Site Supervision
Phase 1: Conceptualization & Design
- Site Analysis: Evaluation of plot context, climatology, and Vaastu compliance.
- Architectural Planning: 2D Layouts and space planning tailored to specific lifestyle requirements.
- 3D Visualization: Exterior renders (Day/Night views) showing elevation design, material palette, and lighting effects.
Phase 2: Technical Detailing & Engineering
- Structural Coordination: Management of foundation, column, and beam details with structural engineers.
- MEP Drawings: Detailed Electrical switchboard layouts, Plumbing piping diagrams, and HVAC provisioning.
- GFC Drawings: Good-for-construction working drawings issued to the contractor for on-site execution.
Phase 3: Project Management Consultancy (PMC)
- Vendor Selection: Assistance in tendering and selecting the civil contractor.
- Site Supervision: Periodic site visits (4-6 per month) to verify brickwork quality, concrete curing, and steel reinforcement.
- Progress Monitoring: Tracking construction milestones against the planned timeline.
- Material Selection: Guidance on exterior tiles, roofing materials, and fenestration options.
Turnkey Luxury Interior Design & Build
Design & Planning
- Space Planning: 2D furniture layouts and wall elevations.
- 3D Interior Views: Photorealistic renders for every room to visualize finishes and lighting.
- Material Moodboards: Physical selection of laminates, fabrics, and textures.
Civil & False Ceiling
- Civil Modifications: Construction of partition walls, washroom waterproofing, and premium tiling.
- False Ceiling: Gypsum board ceiling with cove provisions and pelmets; includes POP punning for smooth walls.
Carpentry & Joinery
- Kitchen: Modular units with marine-grade ply, acrylic or PU finish shutters, and branded hardware (soft-close hinges, tandem boxes).
- Wardrobes: Floor-to-ceiling designs with internal lighting and veneer or PU coating options.
- Fixed Furniture: TV units with fluted paneling, vanity counters, and study tables.
Electrical & Lighting
- Wiring: Complete rewiring using brands like Polycab or Finolex.
- Fixtures: Installation of LED COB lights, strip lights in coves, and profile lights in wardrobes.
Finishing Touches
- Painting: 3 to 4 coats of Royal or Lustre paint on walls; Polish or PU on wooden surfaces.
- Flooring: Installation of wooden flooring (Herringbone or straight plank) in bedrooms or large format tiles in living areas.
