About this collection
We do not start with a blueprint; we start with a mood board to align on textures, lighting, and the overall vibe before we ever draw a line. Once the aesthetic is locked, our team translates this into a comprehensive 'Good for Construction' set, covering everything from electrical loops and HVAC ducting to custom joinery details. This documentation is what allows us to hand off the project to contractors with absolute clarity, ensuring the site matches the render.
The Journey from Concept to Keys
Building a commercial space is complex, but our process is designed to remove the guesswork. Whether you are building a new office, renovating a retail store, or planning an industrial workspace, our workflow follows a consistent path.
Phase 1: Discovery & Strategy We start by listening. We analyze your brand, the way your team moves, and how you want your customers to feel. We do not just plan desks; we plan for movement, light, and the practicalities of daily operations.
Phase 2: Design & Visualization This is where the conceptual work happens. We create mood boards and high-resolution 3D renders to ensure our vision matches yours. You will see the material palette—laminates, veneers, and fabrics—before we order a single item.
Phase 3: Technical Documentation (The GFC Set) This is where most projects fail, so we emphasize precision. We provide a complete set of 'Good for Construction' (GFC) drawings. This includes MEP (mechanical, electrical, plumbing) layouts, reflected ceiling plans, and joinery details. It is the roadmap that ensures the contractor builds exactly what we designed.
Phase 4: Turnkey Execution We handle the heavy lifting. Our site supervision team makes scheduled visits, typically 4 to 6 times a month, to check progress against the design intent. From floor tiles to HVAC ducting, we manage the vendors so you do not have to.
Common questions:
- How do you handle site updates? Our site supervisors coordinate directly with contractors and update you on progress, managing the Bill of Quantities (BOQ) to keep costs transparent.
- Can you work with my own contractor? Yes. We offer a consultancy package where we provide the design and GFC drawings, allowing you to manage the build independently.
