Turnkey Home Construction (Design to Finish)
Design & Planning
- Architecture: Custom floor plans tailored to site dimensions with strict Vastu compliance and structural engineering drawings.
- Visualization: 3D Elevation designs and walkthroughs provided before construction begins.
- Supervision: Regular site monitoring by architects and engineers to ensure design fidelity.
Civil Structure (The Shell)
- Core Materials: High-grade Steel (Tata/JSW Fe550) and Cement (Ultratech/ACC 53 Grade).
- Masonry: Standard solid concrete blocks (6 inch exterior, 4 inch interior) or Red clay bricks.
- Waterproofing: Comprehensive treatment for terrace, sunken slabs, and water sumps (Dr. Fixit or equivalent).
Premium Finishes
- Flooring: Premium Vitrified GVT tiles or Indian Granite for common areas; wooden laminate options for bedrooms.
- Staircase: Granite slab installation with Stainless Steel (304 Grade) railings.
- Doors: Genuine Teak Wood main door with PU polish; Sal wood frames with flush shutters for internal rooms.
- Windows: 2.5 track UPVC windows with mosquito mesh and safety grills.
Electrical, Plumbing & Paint
- Electrical: Fire-retardant copper wiring (Finolex/Polycab) with modular switches (Anchor Roma/Legrand).
- Plumbing: CPVC/PVC pipes (Ashirvad) with Jaguar or Hindware sanitary fittings.
- Painting: Internal walls finished with 2 coats of putty and Premium Emulsion (Asian Paints Royale).

Civil & Ceiling Works
- Flooring: Options of Heavy-Duty Vitrified Tiles for retail or Nylon Carpet Tiles/Vinyl Planks for offices.
- False Ceiling: Combination of Gypsum board with cove lighting and Grid ceilings (Armstrong type) for easy service access.
- Partitions: 10mm to 12mm Toughened Glass with patch fittings for cabins; Gypsum partitions with sound insulation where required.
Electrical & HVAC
- Lighting: High-lumen LED panels for workspaces, Linear Profile lights for boardrooms, and COB Track lights for retail product display.
- Networking: Comprehensive CAT6 data cabling, server rack setup assistance, and modular floor sockets.
- Climate Control: Copper piping, drain layout, and civil works for Split or Cassette AC installation.
Furniture & Decor
- Fixed Joinery: Custom reception tables, pantry counters with granite tops, and wall-mounted storage units (Laminate finish).

How I Work
