- Framework: Heavy-duty anti-corrosive Mild Steel skeleton for lifting stability.
- Insulation: 50mm-75mm PUF sandwich panels for thermal regulation.
- Roof: Weather-resistant GI sloping roof with internal false ceiling.
Interiors & Finishes
- Flooring: 18mm Cement/Marine ply base with wood-look Vinyl or PVC planks.
- Wall Finish: Internal pre-laminated boards or PVC panels to mask the industrial core.
- Windows: 2 Powder-coated Aluminium/UPVC sliding windows (4x4 ft) with safety grills.
Functional Amenities
- Bathroom (4x6 ft): Western ceramic commode, washbasin, chrome-plated fittings, and waterproof PVC wall cladding.
- Pantry: 4-6 ft dry pantry station with granite countertop and stainless steel sink.
- Electricals: Concealed copper wiring, LED lights, modular switches, and power points for AC/Geyser.
Exterior & Installation
- Façade: Front wall ACP (Aluminium Composite Panel) cladding for a modern look.

- Insulation: High-density PUF walls (minimum 50mm) for enhanced sound and temperature proofing.
- Glazing: Feature walls with large fixed toughened glass panels or French doors.
Layout & Interior Zoning
- Configuration: Distinct zoning with private Bedroom (10x12), Living/Dining Hall, and Open Kitchen.
- Flooring: Premium laminated wooden flooring (HDF) or high-quality vinyl planks.
- Wall Finish: Decorative wallpapers, textured PVC panels, or laminated dry-sheets.
Fully Equipped Amenities
- Kitchen: L-shaped or straight modular setup with overhead cabinets, granite top, and fridge space.
