Site Feasibility & Design Strategy Session
Scope of Engagement
- Site Inspection: Physical walkthrough of the plot or existing shell by a senior architect to evaluate topography and potential.
- Structural Feasibility: Verbal assessment of possible structural changes, such as wall removals or extensions.
- Design Direction: Suggestions on themes (Modern, Classical, Farmhouse) and spatial logic suited to the site.
- Cost Estimates: Rough verbal ballparking of construction or renovation budgets based on current market rates.
Exclusions
- No physical drawings, floor plans, or 3D renders.
- No written Bill of Quantities (BOQ).
Complete Architectural & Structural Design Blueprint
Visuals & Concept
- Concept layouts: Multiple iterations focusing on space planning and Vastu compliance.
- 3D Exterior Visualization: Photorealistic front elevation and facade design using advanced software to show day/night views.
- Walkthroughs: Basic video fly-throughs for larger projects like farmhouses.
Construction Drawings (GFC)
- Architectural: Detailed floor plans, sections, and elevations.
- Structural: Column positioning, footing details, beam layouts, and slab reinforcement plans.
- MEP Services: Electrical switchboard/conduit planning and plumbing drainage/pipe layouts.
- Joinery: Detailed drawings for doors and windows.
Supervision
- Site Visits: 4 to 6 scheduled visits at major stages to ensure the site team follows the drawings.

Core Material Specs
- Steel: High-grade Fe 550 SD (Tata Tiscon or Jindal Panther).
- Cement: 43/53 Grade OPC/PPC (Ultratech or Ambuja).
- Masonry: First-class Red Bricks or AAC Blocks for thermal insulation.
- Aggregates: 20mm/10mm Blue stone mix.
Execution Scope
- Foundation to Roof: Excavation, anti-termite piping, RCC casting of columns/beams/slabs, and brickwork.
- Finishing: Internal and external sand-cement plastering.
- Waterproofing: Base treatment for sunken areas like toilets and balconies.
- Utility Rough-ins: Installation of internal electrical conduits (Polycab/AKG) and plumbing pipes (Astral/Supreme CPVC) inside walls.
Exclusions
- Does not include flooring, wall paint, woodwork, sanitary fixtures, or movable furniture.
