This bedroom corner highlights my love for mixing old and new. A contemporary Louis Poulsen lamp sits beside a 19th-century Kurdish rug, its rare sky-blue indigo dye adding a layer of history and story to this modern farmhouse interior.

We approach every farmhouse project by balancing textures to create a grounded atmosphere. In our work, the coolness of traditional Kota stone is often paired with the warmth of Burl wood joinery or handwoven Persian rugs, ensuring the space feels both elegant and lived-in from the moment you step inside.
At MAIA, our philosophy for farmhouses and villas is simple: the home should be a retreat, not just a structure. When we designed the Amaiti Farmhouse in the Nilgiris, we focused on blurring the lines between the dense arecanut plantations outside and the living space within. By using local Kota flooring and neutral palettes, we allowed the view to take center stage, keeping the interiors quiet and soulful.
We don't believe in mass-produced luxury. Whether it is a Spanish-inspired villa in Goa like Loto Bianco or a secluded mountain getaway, we source antiques and collaborate with local artisans to bring history into the room. This might mean custom-designing cane lights with Goan weavers or restoring antique furniture to give a dining area a sense of continuity and charm.
Our design process for these retreats focuses on three core pillars:
- Material Integrity: We prioritise natural, eco-friendly materials like lime plaster, Kota stone, and solid wood that age gracefully over time.
- Spatial Flow: We reconfigure layouts to maximise natural light and ventilation, ensuring the home feels spacious yet intimate.
- Artisan Collaboration: We integrate traditional techniques—be it Thikri glasswork or hand-woven mats—into modern joinery, ensuring that the luxury in your home is authentic and one-of-a-kind.
