Seamless Flat Gypsum Ceiling
Core Construction & Material
- Board Specifications: Installation of 12mm or 12.5mm thick standard Gypsum plasterboards. Brands utilized include Saint-Gobain Gyproc or USG Boral (subject to stock).
- Framing Structure: Suspended Hot Dip Galvanized Iron (G.I.) framework. Includes perimeter channels, intermediate channels, and ceiling sections.
- Grid Spacing: Standard spacing (usually 600mm x 600mm centers) to prevent sagging over time.
- Suspension: Fastened to the true ceiling using soffit cleats and rawl plugs with appropriate hangers.
Finishing (Paint-Ready)
- Jointing: Application of fiber mesh or paper tape at all board joints to prevent cracking.
- Compound: Filling joints and screw heads with high-quality jointing compound (2 to 3 coats) to create a seamless surface.
- Handover State: The surface is laser-levelled, smoothed, and handed over ready for primer/paint. (Actual primer and paint application is excluded).
Execution & Site Service
- Cutouts: Standard cutting for recessed lights (COB/Spotlights) and ceiling fans as per client electrical layout.
- Protection: Masking of existing flooring with plastic drop sheets to prevent plaster damage.
- Cleanup: Post-installation dry broom cleaning of debris.
Designer Cove & Layered Ceiling
Design & Structure
- Design Options: Choice of Peripheral Cove (borders with lights), Island Designs (center drop), or Geometric patterns.
- Verticals & Pelmets: Construction of vertical drops (up to 4 to 6 inches) to create depth effects.
- Cove Provision: Specialized ledge creation within the ceiling structure to house LED strip lights for ambient lighting.
- Reinforcement: Usage of high-strength G.I. channels to support hanging or floating sections.
Decorative Features
- Curtain Pelmets: Recessed pockets created near windows to hide curtain rods or tracks.
- Rafters/Slats: Creation of gypsum beams for visual interest (optional based on design).
- Corner Beads: Installation of metal or plastic corner guards on sharp external edges for straight lines.
Technical Execution
- Electrical Integration: Cutting and framing for complex lighting setups like profile lights or chandeliers (wiring excluded).
- Surface Prep: Fine sanding and jointing to ensure curves and corners are sharp before painting.
PVC & Grid Ceiling (Water-Resistant)
Option A: PVC Panels
- Material: Lightweight, hollow-core PVC planks (6mm to 8mm thickness).
- Key Property: 100% Water-proof and Termite-proof. Ideal for damp areas where Gypsum might degrade.
- Finish: Pre-finished surface (Faux Wood, Marble texture, or Plain White). No painting required.
Option B: Grid System
- Structure: Visible exposed metal grid system (T-Grid) suspended from the roof.
- Tiles: Drop-in tiles (approx 2x2 feet). Material options include Mineral Fiber or Laminated Gypsum.
- Function: Tiles can be lifted to access pipes or wires above, making it suitable for service areas.
Limitations
- Aesthetics: Features visible joinery lines (PVC) or grid lines (Tiles). Does not offer the seamless finish of gypsum ceilings.
- Lighting: Limited to standard fitting sizes or surface-mounted lights.
