- Core Material: Boiling Water Proof (BWP) Marine Grade Plywood (IS 710 certified) for carcass boxes to resist moisture.
- Shutter Finish: 1mm High Gloss or Matte Laminates (Merino/Royal Touch) pasted on MR ply with edge banding.
- Layout: Includes base units (drawers/cupboards), wall units (overhead storage), and loft storage on one wall.
Countertop & Civil Works
- Countertop: 18-20mm thick Polished Granite slab (Jet Black or Hassan Green) with edge moulding.
- Backsplash: Designer ceramic wall tiles (Dado) up to 2 feet height above the counter.
- Sink: Single bowl Stainless Steel (SS 304 grade) sink with drainboard (Franke/Nirali) and swivel faucet.
Hardware & Accessories
- Internal Fittings: Combination of SS 304 grade wire baskets (Cutlery, Cup & Saucer, Thali) and bottle pull-out.
- Mechanisms: Soft-close hinges and telescopic channels (Hettich / Ebco / Godrej).
- Appliance Space: Planning for Hob, Chimney, Microwave, and Refrigerator (appliances not included).
Utilities
- Electrical: Shifting switch points, provision for chimney, RO point, and heavy appliances.
- Plumbing: Re-routing water inlet and outlet for the new sink position.

Civil & Demolition
- Dismantling: Chipping of existing wall/floor tiles, removal of sanitary ware, and debris disposal.
- Waterproofing: 2-coat chemical waterproofing (Dr. Fixit/Fosroc) for sunken slab and walls up to 3ft.
- Plumbing: Replacement of old GI pipes with new CPVC/PVC piping (Ashirvad/Astral) for hot/cold lines and point shifting.
Tiling & Flooring
- Wall Tiles: Glazed Vitrified Tiles (GVT) or Ceramic tiles up to 7 feet height (Base price: approx INR 55-75 per sq. ft.).
- Flooring: Premium anti-skid matte finish ceramic tiles.
- Grouting: Epoxy grouting for floor and polymer grouting for walls.
Fixtures & Fittings
- Sanitary Ware: Wall-mounted EWC with concealed flush tank and washbasin (Hindware / Parryware / Jaquar).
- CP Fittings: Single lever diverter, overhead rain shower, health faucet, and spout (Jaquar / Cera).
Electrical & Finishing
- Ceiling: Grid false ceiling or moisture-resistant POP false ceiling.
- Lighting: Provision for 2-3 LED COB lights and one exhaust fan.
- Doors: WPC (Wood Polymer Composite) frame or Granite frame with water-resistant flush door.

- Foundation/Roof: Extension of columns, RCC roofing, and solid concrete block masonry (6 inch external, 4 inch internal).

- Wall Finish: Putty + Primer + 2 coats Asian Paints Tractor Emulsion (Interiors); Ace Weatherproof (Exteriors).
- Electrical: Fire-retardant wiring (Anchor/GreatWhite) and modular switches (Anchor Roma).
